Bathroom resealing in IV32: how it works
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on baths, wet rooms and kitchen worktops & upstands, and people most often call us about smears of silicone across the tiles and failed sealant on the screen profile.
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.

Bathroom resealing across IV32: local notes
Homes across IV32 range from older properties to new builds, with plenty of rented property in places like Fochabers, Mosstodloch and Garmouth. Sound sealant and clean grout keep water out and rooms looking cared for.
We work across all of Scotland, from the cities to the islands, and IV32 is part of that. Longer journeys are planned in advance, and outdoor work around the weather. IV32 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are normally the first to need attention.
Fochabers: In the older streets around St. Mary's Fochabers, older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Milne's High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Signs you need bathroom resealing
Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
If you can see any of these, it’s time to have the joints looked at:
- Cracked, shrunken or lifting silicone
- Leaking joints on a shower screen
- Splits where the tray meets the wall
- Black spots spreading through the bead
Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Dry the bead with a towel now and then
- Dry worktop joints after washing up
- Keep the fan on for a while after bathing
- Use gentle cleaners on the silicone
Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.
When it isn’t the sealant
It helps to know what we can’t do too:
- A tray that rocks until it’s re-bedded
- A tray or bath that’s cracked through
- Loose or hollow tiles, or failed tanking behind them
Surface by surface
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Work for landlords, hotels and businesses
For anyone letting property in or around IV32, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.
Your questions about bathroom resealing in IV32
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
Is it OK to put new sealant on top of the old bead?
No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.
Do you cover IV32?
Yes. We cover IV32 and the rest of Moray, as part of our work across South East England, London and Scotland. For a quote, drop us a line at info@mrmastic.co.uk.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Can I choose the colour of the sealant?
Most people choose white or clear, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
