Bathroom resealing across AB56: what to expect
Sealant that’s mouldy, cracked or peeling shouldn’t be left until there’s a leak. Just send an email to info@mrmastic.co.uk with a photo of the joints, and we’ll give you a clear price for bathroom resealing in AB56. We are often asked to deal with a messy, uneven bead from a previous reseal and mouldy sealant that has gone black, on basins & vanity units, kitchen worktops & upstands and shower trays & enclosures.
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
What you’ll pay
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Bathrooms and kitchens across AB56
Our bathroom resealing work across AB56 covers homes, rentals and businesses, in Buckie, Portknockie and Cullen and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. AB56 is part of the area we cover across Scotland. Coastal guest houses and holiday lets in AB56 can see heavy use in busy months, so their sealant and grout wear faster than most, and the weather is hard on the outside too.
Buckie: Around Buckie, as everywhere, bathroom resealing is only as good as the preparation behind it. If you look after a building such as Buckie High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
When something else is needed
In fairness, some problems need a different trade:
- Cracks in the tray itself rather than the joint
- Water getting in through the grout rather than the sealant
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Surface by surface
Baths
Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone.
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Don’t leave water standing on kitchen joints
- Stick to a soft cloth and a mild cleaner
- Check the joints every few months for splits or lifting
- Move toiletries away from the joint
In a kitchen, do not let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
What affects the quote in AB56
We do not publish a price list. The quote depends on:
- The type of sealant required
- How many areas need sealing
- Mould in or behind the old joints
- Whether old sealant or filler has to be cut out
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What we need to know
Before you ask for a quote, have a think about:
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
- Roughly how big the job is
- Any previous sealing or DIY work
We don’t publish a price list, because every job is different. Instead, we send you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.
AB56 questions
Can you just seal over the old silicone?
No. New silicone will not bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
How long before the new sealant can get wet?
After around 24 hours in most cases. We’ll tell you the cure time for the product we used.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Does the resealing come with a guarantee?
Yes, for 12 months. Looking after the joint as we suggest helps it last.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Where are you based?
Our base is in Crawley, and we work across South East England, London and Scotland.
