How we handle bathroom resealing in Portessie
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Portessie. We are ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We work on kitchen worktops & upstands, wet rooms and sinks & splashbacks, and people most often call us about a messy, uneven bead from a previous reseal and water getting behind the bath panel.
Bathrooms in smaller places like Portessie work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
All our work comes with a 12-month guarantee, wherever you are in Moray.

What sealant work cannot fix
Before booking, it’s worth knowing the limits too:
- A cracked shower tray or bath (that needs repair or replacement)
- Water getting in through the grout rather than the sealant
- Water coming from the plumbing rather than the joint
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

When to call us in Portessie
With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.
People normally contact us after spotting one of these:
- Water getting behind the kitchen upstand
- A reseal done over the top of the old bead
- Black spots spreading through the bead
- A messy, uneven bead from a previous reseal
If you look after a building such as Buckie High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Questions to ask before you book
- Whether they’re fully insured
- What preparation is included
- How long to leave it before use
- How hidden problems are handled
Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Use gentle cleaners on the silicone
- Look for lifting corners and small gaps now and then
- Move toiletries away from the joint
- Wait for the cure time we give you
Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
Should I try it myself first?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What bathroom resealing looks like in Portessie
Portessie is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
For an older house near a landmark such as St Peter's Church and Old Burial-Ground, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What the job involves on each surface
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Portessie: your questions answered
Is bathroom resealing in Portessie guaranteed?
All our work, in Portessie and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Can you do bathroom resealing in Portessie?
Yes, Portessie is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
I rent my home. Can I book you?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Is white the only colour available?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
Can you just seal over the old silicone?
No. New silicone will not bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
What we do, step by step
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes around two hours for one bath or shower, longer for a whole bathroom. Somewhere like Portessie may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height
- Keep pets and children clear of the area while we work

What happens if it’s left?
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last. In an older home around Portessie, damp from a failed joint can get into timber and plaster.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
