What happens if it’s left?

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

How we handle bathroom resealing in Ianstown

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. If you have leaks into the floor or ceiling below and smears of silicone across the tiles, we can help, whatever the surface.

A bathroom in a place like Ianstown gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Common questions in Ianstown

Do you cover smaller places like Ianstown?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is there a guarantee on bathroom resealing in Ianstown?

All our work, in Ianstown and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Is there any odour?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

What does bathroom resealing cost?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Can you just seal over the old silicone?

No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. We always take the old sealant out completely.

I’m a tenant. Can you help?

Of course. Check with your landlord; we can send the quote to them too.

Work for landlords, hotels and businesses

If you manage several properties in or around Ianstown, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • A leaking waste, trap or valve
  • A tray or bath that’s cracked through
  • Cracked or missing grout between tiles (that’s regrouting)

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Wet rooms
  • Baths
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Shower trays & enclosures

What we do, step by step

On the day, we start by going over the job with you. Surfaces next to the work are protected before any work begins. The work usually takes two to three hours for a typical bath, depending on how much old sealant there is. Around Ianstown, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, normally around 24 hours.

How to prepare

  • Move anything stored near the joints
  • Let us know about stairs, lifts or work at height
  • Mention any parking rules near the property

How to get a quote

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Dry the bead with a towel now and then
  • Open a window or run the fan so the room dries
  • Stick to a soft cloth and a mild cleaner
  • Never pick at the silicone with a blade

Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

What the job involves on each surface

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Bathrooms and kitchens in Ianstown

Ianstown is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

Schools such as Buckie High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Around Ianstown, as everywhere, bathroom resealing is only as good as the preparation behind it.

How we quote for bathroom resealing

Call for a quick quote. What matters most is:

  • The number and length of the joints
  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove
  • Any mould that needs treating

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What we need to know

Before you ask for a quote, have a think about:

  • Where the property is
  • How we’d reach the joints
  • The rough size of the job
  • A few pictures by email, if you can

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.
