About our new build mastic in Ianstown
Some new-home owners let the house settle before resealing. That makes sense for small gaps that are just cosmetic, but a seal that’s letting water through needs doing now. We’re often asked to deal with smeared, uneven beads picked up at snagging and second-fix sealing on new plots, across show homes, plot handovers and windows & doors.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Don’t wait for the house to settle if water is getting through
- Resist patching a failed seal with a tube from the DIY shop
- Look at the sealant regularly in the first couple of years
- Record problems with dated photos
Keep photos of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.
Lifting sealant traps moisture and mould behind it. Resealing before mould gets in keeps the job straightforward.
Ianstown: your questions answered
Is Ianstown in your area for new build mastic?
Yes, Ianstown is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Is there a guarantee on new build mastic in Ianstown?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Where do you work from?
We work from Crawley. Our applicators cover Ianstown, along with the rest of our area.
Why does sealant fail so quickly in new builds?
A new house dries and settles for a year or two, and sealant is often rushed onto dusty, unprimed surfaces. Either can make it fail early.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
I rent my home. Can I book you?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
How long will you be here?
A typical job takes a few hours for most snagging lists, longer for a run of plots, including the preparation. Your quote will say how long we expect yours to take.

The process
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the number of plots. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We go through the snagging list or plot schedule and agree the joints to do.
- We cut out every bit of the failed or messy sealant.
- We clean off dust from the build and prime the surfaces where the product needs it.
- We apply a sealant that suits each joint and tool it to a neat finish.
- Finally, each room is checked and you’re given the cure time.
Getting ready for the visit
- Mention any parking rules near the property
- Let us know if you’ve seen damp or leaks
- For indoor joints, keep the area dry beforehand if you can

Advice
Surface by surface
Show homes
We seal show-home bathrooms, kitchens and frames. We’ll plan around viewing times.
Kitchens
Beside the sink, the joint takes water every day. A kitchen sealant goes in there suited to the job.
What happens if it’s left?
DIY kits don’t solve the main problems with new-build sealant: grit, unprimed surfaces and old layers underneath. Proper removal and preparation are what make it last. Around Ianstown, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.

When it is not the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Broken tiles or a split tray
- Cracking that points to a structural problem
- Your warranty claim itself, which is between you and the builder

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
