Ianstown Window Mastic
Mastic around window and door frames, sills and patio doors for homes and businesses in Ianstown and across Moray. Fully insured, ARBOMaster approved and guaranteed for a year.
- Black, perished sealant on frames
- Mastic that has split away from the wall
- Gaps where the sill meets the wall
How we handle window mastic in Ianstown
A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through. Where the air is getting in through the window itself, we will say so. We work on window sills, aluminium frames and uPVC windows, and the jobs we see most are cracked internal joints between frame and plaster and rushed sealant from a window installation.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.
Each job carries a 12-month guarantee.

Work for landlords, hotels and businesses
If you manage several properties in or around Ianstown, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
How the job changes by surface
Window sills
Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.
Aluminium frames
Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.
What sealant work can’t fix
To be straight with you, some problems need a different trade:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Broken hinges, locks or handles
- Damp problems in the wall away from the window
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.
Joints and surfaces we work on
- uPVC windows
- Composite doors
- Patio & French doors
- Timber windows & doors
- Aluminium frames
- Window sills
Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Repaint timber before it’s bare
- Clean frames with a soft cloth and soapy water
- Keep drainage slots and sill grooves clear
- Wipe condensation off the frames
Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.
Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.
Do you need window mastic in Ianstown?
Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.
People normally contact us when they notice something like this:
- White mastic on grey or black frames
- Damp patches on the reveal after heavy rain
- Cracked internal joints between frame and plaster
- Black, perished sealant on frames
Around Ianstown, as everywhere, window mastic is only as good as the preparation behind it.

Ianstown questions
Is Ianstown in your area for window mastic?
Yes, Ianstown is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.
Will you come out to Ianstown?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
When is the sealant fully cured?
That depends on the sealant used, so follow the cure time we give you when we finish.
Is the work guaranteed?
Yes. Each job is covered for 12 months, inside or out.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
How long will my window job take?
A few frames take a few hours, while a whole house takes longer. We confirm the timing with your quote.
Should I try DIY first?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
What we do, step by step
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a handful of frames, longer for a whole house, and the area is left clean. For a place like Ianstown, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- Mention any tricky access
- Let us know about parking restrictions
- Mention if the joints have been sealed before

Frames and glazing around Ianstown
Ianstown is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Managing a site like Buckie High School? Then larger buildings have plenty of frames, and the mastic around each one ages.
Ianstown is about 1 mile north-east of Buckie, in Moray. If you need window mastic in Ianstown, please send an email to info@mrmastic.co.uk for a quick quote. We cover Moray from our Crawley base. Ianstown is one of 58 towns and villages in Moray where we work. Aberdeen is on our list too, about 48 miles from Ianstown.

What affects the cost of window mastic
The price is agreed before any work begins. It’s based on:
- Any working-time requirements on site
- The number of rooms or windows
- Whether old sealant or filler has to be cut out
- Any mould that needs treating
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.
Asking for a quote
To make quoting easier, please include:
- What the problem is, such as mould, gaps, leaks or cracking
- The type of property
- A few pictures by email, if you can
- Whether it has been sealed before
We do not publish a price list. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.
