Ianstown External Mastic
Movement joints in Ianstown need attention? We remove the old material, prepare the joints and seal them properly.
- Gaps where render, brick and frames meet
- Panel joints letting water in
- Sealant that has lost its bond to the brick or render
External mastic in Ianstown, done properly
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it, and we do not skip that step. Typical jobs include hard, crazed mastic that has stopped moving and gaps where render, brick and frames meet, on render & cladding joints, concrete & block and façade panels.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
Your job is guaranteed for a year, as with all our work.

Ianstown: your questions answered
Do you cover Ianstown for external mastic?
Yes, Ianstown is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Do you cover smaller places like Ianstown?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Why do you put foam in the joint first?
Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.
Is it OK to fill a movement joint with cement?
No. Cement or mortar can’t stretch, so the joint stops doing its job. If it has already been filled, we can normally cut it out and reseal it.
How often do external joints need resealing?
It varies with how exposed the wall is and how much the joint moves. Signs to watch for are cracking, hardening and gaps at the edges.
Where do you work from?
We work from Crawley. We cover Ianstown and the rest of Moray.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status.
Walls and rooflines in Ianstown
Ianstown is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
Around Ianstown, as everywhere, external mastic is only as good as the preparation behind it. Managing a site like Buckie High School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
Ianstown is about 1 mile north-east of Buckie, in Moray. Our applicators cover external mastic for homes and businesses in Ianstown and the surrounding area, as part of our work across Moray. Ianstown is one of 58 towns and villages in Moray where we work. Our Aberdeen page covers work nearby.

Different surfaces, different methods
Joints between dissimilar materials
Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.
Brickwork movement joints
Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so the sealant in it must stay soft and stretchy.
DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Leave it or put it right?
A failed movement joint lets water into the wall. Dealing with it early keeps the repair to the joint, rather than the wall around it. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

How we quote for external mastic
Jobs vary more than people expect. What affects the quote:
- How many rooms, windows or areas are involved
- Working hours on commercial sites
- Whether old sealant or filler has to be cut out
- Access and height
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- Any access issues, like height or stairs
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
- Whether it has been sealed before
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.

What else we do in Ianstown
Honest limits
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Loose or hollow render, which needs re-rendering
- Rising or penetrating damp from elsewhere in the wall
- Adding movement joints to masonry that has none
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.
What we seal
- Façade panels
- Copings & trims
- Render & cladding joints
- Joints between brick and frames
- Concrete & block
- Brickwork movement joints
What we do, step by step
When we arrive, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. The work normally takes anything from a few hours to several days, depending on the building. Outdoor work around Ianstown depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Getting ready for the visit
- Move anything stored near the joints
- Mention any parking rules near the property
- Let us know about stairs, lifts or work at height
