Fire rated sealant in Ianstown
Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. Which product suits a gap depends on its width, the materials either side and what runs through it, so we follow the tested detail for each one. We’re often asked to deal with open joints along the top of partitions and standard silicone or caulk in a fire-stopping gap, on door frames, pipe & cable gaps and plasterboard & masonry.
If you look after holiday lets, a guest house or a community building in or near Ianstown, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
A 12-month guarantee comes as standard.

Ianstown: your questions answered
Do you cover smaller places like Ianstown?
Yes, Ianstown is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you do fire rated sealant in Ianstown?
Yes. Our work covers the whole of Scotland, and Ianstown is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Is there a guarantee?
Yes. All our work carries a one-year guarantee.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Can I use normal mastic around a pipe through a fire wall?
No. Standard sealants aren’t made or tested to stop fire. If it’s been used, we remove it and use the right product.
What should I tell you?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.
Will the old sealant be removed?
Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
How it works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes from a few hours to a few days, depending on the number of gaps and the access, including the tidy-up. Outdoor work around Ianstown depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start with the survey or action list, checking the size and surfaces of every gap.
- Anything that isn’t fit for the job comes out, and the gap is cleaned.
- Backing or fill is fitted where the product’s tested detail calls for it.
- Fire-rated or intumescent sealant is applied to the right depth and tooled.
- We record the locations and products used for your records.
Before we arrive
- Keep children and pets away from the work area
- Let us know about parking restrictions
- Move anything stored near the joints

What affects the quote in Ianstown
You’ll get a clear quote before any work starts. It’s based on:
- Any mould that needs treating
- The size of the job
- Which sealant suits the joint
- Access and height
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
What we need to know
Before you ask for a quote, have a think about:
- Where the job is, and your postcode
- Any access issues, like height or stairs
- How many joints, rooms or windows are involved
- Whether it has been sealed before
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
Different surfaces, different methods
Service penetrations
New gaps tend to show up where services have been added. Old or unsuitable filler comes out before the right sealant goes in over any backing the detail calls for.
Linear gaps
Some linear gaps have to cope with movement as well as fire. The product and depth are chosen to suit both.

Leave it or put it right?
Items left open on a fire risk assessment tend to come back at the next review. Having them sealed and recorded now means you can show the action was taken. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
What you get with us

How to look after the new joints
To keep the joints looking good and working properly:
- Keep pictures of seals that will be hidden
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Plan fire stopping into any work that goes through walls or floors
- Get damaged fire seals looked at promptly
Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. Later work is a common cause of damaged fire stopping.
Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes and the job gets bigger.
Signs you need fire rated sealant in Ianstown
Sometimes the wrong product was used from the start: general-purpose foam, everyday silicone or caulk where a fire-rated seal was needed. It looks sealed, but it isn’t fire-rated.
Signs it’s time to call us include:
- Holes left by a change of layout
- Gaps around pipes and cables through fire-resisting walls
- Standard silicone or caulk in a fire-stopping gap
- Open gaps behind door architraves
Managing a site like Buckie High School? Then gaps opened by contractors for new cabling are a common finding in schools and offices.
What to look for in a quote
- What the quote includes, VAT included or not
- What insurance they hold
- Whether they seal over old material or remove it
- What happens if they find a problem under the old sealant

What sealant work can’t fix
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Assessing a building’s fire safety
- Construction that does not provide fire resistance on its own
- Sign-off of the building, which sits with building control or your assessor
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
