Fire rated sealant for Ashgrove homes and businesses

How we handle fire rated sealant in Ashgrove

Door frame gaps, linear joints and holes around services all have their own details. We check the size and the substrate before choosing the product, then apply it to the depth its tested detail calls for. Typical jobs include open gaps behind door architraves and gaps where walls meet ceilings or slabs, on door frames, plasterboard & masonry and flats & HMOs.

In a smaller place like Ashgrove, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

Big or small, you get the same one-year guarantee.

Common questions in Ashgrove

Do you work for landlords with property near Elgin station?

Yes. We work for landlords and agents as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Is Ashgrove within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you tell me how many minutes the seal will last?

That is not something we state or certify. Your specification sets the requirement, and we apply a product tested for it with a record of each location.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

How long does fire rated sealant take?

Most jobs take a few hours for a handful of gaps, and longer for a whole building. Your quote will say how long we expect yours to take.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme.

Why deal with it now?

A quick fill with any sealant to hand isn’t fire stopping. A fire-rated product only performs as tested when it’s installed to its tested detail, which is why we match the product and the method to each gap. In an older home around Ashgrove, damp from a failed joint can get into timber and plaster.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Assessing a building’s fire safety
  • Construction that doesn’t provide fire resistance on its own
  • Openings too large for sealant, which need batts, boards or another system

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

What we seal

  • Linear gaps
  • Door frames
  • Flats & HMOs
  • Plasterboard & masonry
  • Service penetrations
  • Pipe & cable gaps

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Include fire stopping when you schedule refits
  • Include hidden areas like risers in routine checks
  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Ask every contractor to reseal any fire stopping they disturb

Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some cannot, so ask us which we used.

If a fire risk assessment has flagged a gap, do not leave it for the next one. Have it sealed, then keep the record so you can show it was dealt with.

Can I do it myself?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Fire rated sealant in Ashgrove: local notes

Ashgrove has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.

If you look after a church, hall or community building such as St Columba's Church of Scotland, gaps around pipes and cables are worth checking after any building work there. Letting a property close to Elgin station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Schools such as Elgin High School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

What happens on the day

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes from a few hours to a few days, depending on the number of gaps and the access, and the area is left clean. For a place like Ashgrove, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products.

How to prepare

Linear gaps

Gaps along the top of partitions are easy to miss above a ceiling. We seal them along their full length.

Service penetrations

Different services need different details: metal pipes, cables and plastic pipes aren’t treated the same. Each one is sealed to the product’s tested detail.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured for the work.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
