FAQs for Fochabers

Do Scottish building rules affect fire-rated sealant work in Fochabers?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Can you do fire rated sealant in Fochabers?

Yes, Fochabers is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Do you work in flats, HMOs and commercial buildings?

Yes. We regularly work in flats, HMOs, schools and offices while they’re in use and we plan access around the people using them. Out-of-hours work can be arranged where it’s needed.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme.

Can you do several jobs on one visit?

Yes. Just list everything you need and we’ll quote it together.

Do you have insurance?

Yes. We’re fully insured, and we can confirm the details when we quote.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Can you tell me which gaps need fire stopping?

No. Your fire risk assessor, designer or building control decides that. We apply fire-rated sealant to the requirements they set.

How we handle fire rated sealant in Fochabers

Fire stopping only performs as intended if it’s done to the detail: the right depth, the right backing and the right product for the substrate. That detail is what we take care over. Common call-outs are for damaged fire sealant left by other trades and standard silicone or caulk in a fire-stopping gap, on pipe & cable gaps, flats & HMOs and linear gaps.

For holiday lets, guest houses and community buildings in or near Fochabers, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Each job carries a 12-month guarantee, whatever its size.

How the job changes by surface

Service penetrations

Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. We seal it with a product tested for that service and gap size.

Door frames

Our work is the joint between frame and wall. The door leaf, its seals and closer need a door specialist, and we’ll say if we spot a problem with them.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Look in service cupboards and ceiling voids from time to time
  • Include fire stopping when you schedule refits
  • Tell trades working in the building that fire seals must be put back
  • Ask which product was used before you paint

Follow the cure time we give you before decorating over the sealant. Some fire-rated sealants can be painted and some can’t, so ask us which we used.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is generally a straightforward job.

What we can’t put right

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Problems with the door itself rather than the gap around the frame
  • Fire risk assessments, which need a qualified assessor
  • Construction that doesn’t provide fire resistance on its own

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we seal

  • Pipe & cable gaps
  • Flats & HMOs
  • Door frames
  • Linear gaps
  • Service penetrations
  • Plasterboard & masonry

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When to call us in Fochabers

If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it isn’t installed as tested. We see plenty of fire stopping that was hurried particularly when it was the last job before handover.

Any of these means the joints need attention:

  • Holes left by a change of layout
  • Unsealed gaps around fire door frames
  • Gaps flagged on a fire risk assessment
  • Gaps around pipes and cables through fire-resisting walls

For site and facilities teams at buildings such as Milne's High School, service openings in fire-resisting walls need checking after any refurbishment.

The process

There is not much for you to do on the day. Show us the job and we will take it from there. The work itself takes anything from a few hours to several days, depending on how many gaps there are, including the tidy-up. Outdoor work around Fochabers depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. We remove any old or unsuitable filler and clean the gap.
  3. We put in whatever backing or fill the product detail specifies.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Locations and products are noted so you have them on file.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear items away from the joints we’re working on
  • Try not to wet indoor joints just before the visit

Advice

What happens if it’s left?

Paying for fire stopping that has to be redone is a false economy. Work that doesn’t follow the tested detail may have to come out again when the building is next checked. In a place like Fochabers, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
