Fire rated sealant in Garmouth
Deciding which gaps need fire stopping isn’t our role; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. If you have door frames with gaps between frame and wall and unsealed gaps where pipes and cables go through a wall, we can put it right, on service penetrations, pipe & cable gaps and plasterboard & masonry alike.
Work in a place like Garmouth is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

When something else is needed
It helps to know what we cannot do:
- Assessing a building’s fire safety
- Problems with the door itself rather than the gap around the frame
- Big openings where sealant alone is not the tested solution
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
What we seal
- Door frames
- Linear gaps
- Pipe & cable gaps
- Service penetrations
- Flats & HMOs
- Plasterboard & masonry
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Plan fire stopping into any work that goes through walls or floors
- Store the list of sealed gaps with your building paperwork
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Look in service cupboards and ceiling voids from time to time
Include fire stopping in your regular building checks. Look for cracks, gaps or sealant that has been cut or pulled out and have them put right.
An open gap is not only a fire issue: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Fire rated sealant in Garmouth: local notes
If you run a hotel, guest house or holiday let in a coastal place like Garmouth, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.
In and around Garmouth, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.

Garmouth gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. 58 places in Moray are on our list, from the larger towns to small villages. Plasterboard walls
Holes in plasterboard are often cut roughly for services. Where a hole is bigger than the sealant’s tested range, it needs another approach and we’ll flag it.
Masonry and concrete
Preparation counts on brick, block and concrete. We brush and vacuum the gap and use backing where the detail needs it before the sealant goes in.
Your questions about fire rated sealant in Garmouth
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Can you do fire rated sealant in Garmouth?
Yes. We work across all of Scotland, and Garmouth is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.
What do you need from me for a quote?
A short description and the location. If we need more, we’ll ask.
Do you provide details of the products used?
Yes. We note each location and the product that went in, so you have it on file.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access.
Can you seal over the old sealant?
No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Can you tell me which gaps need fire stopping?
No, assessment isn’t something we do. Once you have a specification or action list from your assessor or designer, we’ll quote for the sealant work on it.
Where is Mr Mastic based?
We are based in Crawley, and we work across South East England, London and Scotland.
Why it’s worth doing now in Garmouth
A quick fill with any sealant to hand isn’t fire stopping. A fire-rated product only performs as tested when it’s installed to its tested detail, so both the product and the method matter. Around Garmouth, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Why choose Mr Mastic in Garmouth
- Over 20 years’ experience
- Homes, businesses and hotels
- We never seal over old sealant
- Anti-fungal sanitary silicone in wet areas
The process
We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. Expect the work to take anything from a few hours to several days, depending on how many gaps there are, and we explain the cure time before we leave. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- Before starting, we go through the specification or action list with you.
- We measure every gap and note what it’s in and what passes through.
- Unsuitable material such as ordinary foam or silicone is cut out.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used.
Before we arrive
- Mention any tricky access
- Tell us if parking is tricky
- Mention any leaks or damp you’ve noticed

Advice
Do you need fire rated sealant in Garmouth?
Movement in the structure can open gaps too: a seal that cracks or pulls away leaves a path for smoke. Damage from cleaning, knocks and maintenance adds to it.
The most common problems we see are:
- Linear gaps at the head of walls
- Cracked or shrunken fire-rated sealant
- Unsealed gaps around fire door frames
- Seals cut through by electricians, plumbers or data installers
For buildings such as Garmouth Church, older buildings that have had new heating or wiring often have service gaps worth checking.
