Fire rated sealant in Kingston

Filling a fire-stopping gap with standard silicone or caulk does not make it fire-rated. Anything unsuitable comes out first and reseal with a fire-rated product tested for that kind of gap. We work on flats & HMOs, plasterboard & masonry and service penetrations, and the jobs we see most are old fire sealant that has split or come away and open holes round services passing through fire walls.

In a smaller place like Kingston, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.

Each job carries a 12-month guarantee, whatever its size.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Flag any open gap you spot round a pipe or cable
  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Include hidden areas like risers in routine checks
  • Include fire stopping when you schedule refits

Avoid covering a sealed gap with anything that is not part of the tested detail. Repairs should use a matching fire-rated product. Ask us if you are not sure which product was used.

If a fire risk assessment has flagged a gap, do not leave it for the next one. Get it sealed and recorded so you can show it was dealt with.

What affects the cost of fire rated sealant

We don’t publish a price list. The quote depends on:

  • The number of rooms or windows
  • Access and height
  • The type of sealant required
  • Whether old sealant or filler has to be cut out

Leaving a failed joint generally makes the job bigger, not smaller. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

When you contact us, these details help:

  • What’s wrong with the joints now
  • Any access issues, like height or stairs
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will talk you through the work.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Commercial buildings in Kingston

If you run a hotel, guest house or holiday let in a coastal place like Kingston, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.

If you look after a church, hall or community building such as Garmouth Church, service openings in its walls need the right fire-rated sealant, as in any building. In and around Kingston, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.

What does intumescent mean?

Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent types expand when heated, and they’re one of the options. The specification and the tested detail decide which is used.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Large holes that need a different fire-stopping system
  • Fire doors that need new seals, closers or hardware
  • Fire risk assessments, which need a qualified assessor

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Why act early in Kingston

Fire-rated sealants are less forgiving than ordinary ones. How it’s installed changes how it performs, and we work to the product details every time. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

For landlords and businesses

We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.

How it works

The work is kept neat and contained to the joints we are treating. The job normally takes from a few hours to a few days, depending on the number of gaps and the access, and we explain the cure time before we leave. Somewhere like Kingston may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. We record the locations and products used for your records.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention if the joints have been sealed before
  • On commercial sites, let us know about site rules
