External & façade joints in Kingston, Moray
External mastic for Kingston and the surrounding area: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Rain getting behind render or cladding at a joint
- Rigid filler in a joint that should flex
- Gaps where render, brick and frames meet
How we handle external mastic in Kingston
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it, and we do not skip that step. Common call-outs are for gaps where render, brick and frames meet and weathered mastic that no longer stretches, across façade panels, brickwork movement joints and render & cladding joints.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What happens if it’s left?
It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way. Around Kingston, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.

What else we do in Kingston
What sealant work can’t fix
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Movement that’s more than a sealant joint can take
- Walls that need new movement joints cut into them
- Cracking across the wall rather than at a joint
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

Your questions about external mastic in Kingston
Will you come out to Kingston?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is Kingston in your area for external mastic?
Yes, Kingston is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done.
Do you do commercial work?
Yes. We have worked for hotels, offices and other businesses and we are fully insured.
Can you seal over the old sealant?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.
When will the joints need doing again?
That varies with the weather the wall faces, how much it moves and the sealant used. Sealant is a maintenance item, so check the joints once a year and reseal when it splits.
What colours does the sealant come in?
We aim for a joint that suits the wall rather than one that jumps out. We’ll talk through colour options before we start from the range available.
Do you have insurance?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
Different surfaces, different methods
Joints between dissimilar materials
Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.
Copings and trims
A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.
Work for landlords, hotels and businesses
We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
How the visit works
Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- On commercial sites, let us know about site rules
- Let us know about parking restrictions

What affects the cost of external mastic
Some jobs are bigger than they look, and some smaller. The main factors:
- How many rooms, windows or areas are involved
- The type of sealant required
- Working hours on commercial sites
- Whether the work is at height
What you pay reflects the work, not guesswork. That is why we ask a few questions first and send you a clear quote before we start.
What we need to know
Photos by email are helpful but not essential. Please mention:
- What the problem is, such as mould, gaps, leaks or cracking
- Access, such as stairs, a lift or height
- Whether it has been sealed before
- The type of property
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.
Do you need external mastic in Kingston?
Some movement joints have been pointed up with mortar by mistake. With the joint locked solid, the movement turns into cracks elsewhere in the wall.
Most people get in touch when they notice something like this:
- Cracked joints where brick meets render or frames
- Joints pointed up with cement by mistake
- Movement joints with cracked, split or missing sealant
- Hard, crazed mastic that has stopped moving
Homes close to Garmouth Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.
What your quote should include
- What guarantee comes with the work
- What the cure time is
- Are they insured?
- How the joint is cleaned and prepared
Outside joints around Kingston
Kingston is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
In and around Kingston, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
