Upper Dallachy buildings and the weather
Upper Dallachy is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Whether the job is in Upper Dallachy itself or nearby, the right material for each joint matters as much as a neat finish.

About our external mastic in Upper Dallachy
We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render so the joint doesn’t stand out. Common call-outs are for weeds or debris growing in open joints and water getting into walls through failed joints, across façade panels, copings & trims and brickwork movement joints.
External sealant needs dry surfaces, so outdoor work around Upper Dallachy is planned around the weather. Tell us how to reach each wall, gutter and roofline.

How it works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the amount of work. For a place like Upper Dallachy, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.

When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Cutting new joints into brickwork, which is building work rather than sealant work
- Cracks in the bricks or render themselves, away from the joints
- Structural movement, which needs a surveyor or engineer
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Clear growth from the base of walls and joints
- Act on the first splits you see
- Check external joints each spring
- Fix overflowing gutters above sealed joints
Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants are not designed to be painted, and paint can crack as the joint moves.
Once a joint cannot move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.
Do you need external mastic in Upper Dallachy?
Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint.
The most common problems we see are:
- Failed seals between different materials
- Rain getting behind render or cladding at a joint
- Leaking joints around cladding and façade panels
- Joints with sealant missing in places
Around Upper Dallachy, as everywhere, external mastic is only as good as the preparation behind it.
Questions to ask before you book
- Who does the work, and how experienced they are
- How the joint is cleaned and prepared
- Whether they seal over old material or remove it
- What insurance they hold
What happens if it’s left?
Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. In a place like Upper Dallachy, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

Common questions in Upper Dallachy
Is Upper Dallachy in your area for external mastic?
Yes, Upper Dallachy is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Does the coastal weather in Upper Dallachy affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme.
Should I point up the gap in my brickwork?
No. Cement or mortar can’t stretch, so the joint stops doing its job. Where a joint has been mortared, it can often be raked out and sealed properly.
What does external mastic cost?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before work begins.
I rent my home. Can I book you?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Can you seal joints between two different materials?
Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces, primed where needed.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.
How the job changes by surface
Joints between dissimilar materials
Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.
Concrete and blockwork
Concrete faces can be dusty and porous, so preparation is key. We prime where the sealant needs it before sealing.
