Window mastic in Upper Dallachy

Window mastic in Upper Dallachy

Frames and walls don’t move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. Typical jobs include rain getting in at the frame or under the sill and cracked or shrunken mastic around the frame, on patio & French doors, timber windows & doors and composite doors.

Mastic can only go onto a dry joint, so outside work in Upper Dallachy depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

All our work comes with a one-year guarantee, wherever you are in Moray.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • A sash or casement that won’t close properly
  • Condensation trapped between the panes
  • Rotten timber, which needs a joiner first

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Surfaces we seal

  • Timber windows & doors

How the visit works

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes anything from an hour or two to a full day, depending on how many frames there are. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Mention any sign-in or site rules at work premises
  • Where the joints are inside, avoid wetting them before we arrive

How to get a quote

Advice

Leave it or put it right?

Choosing the product is half the job. Interior caulk and bathroom silicone are not made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

What you get with us

  • Colour agreed with you before any work starts
  • Quality sealants from Arbo and Everbuild
  • Old sealant always removed completely
  • Anti-fungal sanitary silicone in wet areas

Take a look at our cost guide or customer reviews.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Air rooms to keep condensation down around windows
  • Check the mastic once a year
  • Make sure the drainage slots are not blocked
  • Avoid blasting the frames with a pressure washer

Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

How we quote for window mastic

We quote each job individually. These are the things that affect it:

  • The number and length of the joints
  • How easy the joints are to reach
  • When we can work, for business premises
  • Mould in or behind the old joints

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • If someone has resealed it before
  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business
  • Pictures of the joints, sent by email

To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We will send you a clear quote before any work starts.

Upper Dallachy questions

Can you do window mastic in Upper Dallachy?

Yes, Upper Dallachy is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Will you come out to Upper Dallachy?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Is the work guaranteed?

Yes. All our work carries a 12-month guarantee, and we’re ARBOMaster approved applicators.

Do the sealants smell?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Can tenants book the work?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint before we leave.

How the job changes by surface

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.

Window sills

Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.

Upper Dallachy homes and the weather

Upper Dallachy is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

For jobs in and around Upper Dallachy, choosing the right material for each joint is as important as a tidy finish. In and around Upper Dallachy, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
