Window Mastic in Ashgrove
We cover Ashgrove for mastic around window and door frames, sills and patio doors. Old sealant removed completely, joints prepared properly.
- Rushed sealant from a window installation
- Rain getting in at the frame or under the sill
- Whistling draughts around closed windows
Surface by surface
Composite doors
Front doors take the weather head on, and the top and bottom corners tend to fail first. Those corners get the most care.
Window sills
Every drop off the glass ends up on the sill, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.
Window mastic for homes and businesses in Ashgrove
Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that can’t flex, so deep gaps get backing rod first. The sealant then grips the two sides it should. Common call-outs are for a bead that doesn’t match the frame and black, perished sealant on frames, on window sills, uPVC windows and aluminium frames.
In and around a place like Ashgrove, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.
Our work is backed for twelve months, in Ashgrove and everywhere else we cover.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

What we do, step by step
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a morning for a couple of windows and a door. For a place like Ashgrove, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Preparing for the visit
- Mention any parking rules near the property
- For indoor joints, keep the area dry beforehand if you can
- Let us know if you’ve seen damp or leaks

Advice
Signs you need window mastic in Ashgrove
Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.
It’s worth asking for a quote if you see:
- Damp patches on the reveal after heavy rain
- Gaps between the frame and the inside reveal
- Draughts coming in around windows and doors
- Hard, cracked sealant around windows
Rented homes near Elgin station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.
Before you book anyone

Window mastic in Ashgrove: local notes
Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
For an older house near a landmark such as St Columba's Church of Scotland, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Managing a site like Elgin High School? Then the mastic around its windows and doors needs looking after like any other building’s.

How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Ventilate rooms so frames do not stay wet inside
- Don’t paint over the silicone
- Wash the frames with mild soapy water
- Keep paint and stain on wooden frames in good order
Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.
Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
How we quote for window mastic
Your quote is based on your job. We look at:
- How many areas need sealing
- When we can work, for business premises
- The old material and how stubborn it is
- How easy the joints are to reach
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
- Any previous sealing or DIY work
- How we’d reach the joints
To get a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear price before any work starts.
What we can’t put right
We won’t take on work that won’t last, so these are the limits:
- Soft or decayed wood in the frame
- Damp coming through the wall itself rather than the frame joint
- Broken hinges, locks or handles
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.
