How we handle window mastic in Portgordon

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. We work on patio & French doors, uPVC windows and composite doors, and common reasons people get in touch are rushed sealant from a window installation and whistling draughts around closed windows.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

Big or small, you get the same 12-month guarantee.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

What we’re called out for in Portgordon

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar didn’t grip properly, and it lets go sooner than it should.

These are the problems we’re asked about most:

  • Damp patches on the reveal after heavy rain
  • Draughty joints inside around the window
  • Mastic that’s falling out in pieces
  • Hard, cracked sealant around windows

If you look after a building such as Buckie High School, its window and door frames need their mastic kept sound, just like a home’s.

What to look for in a quote

  • Whether the sealant suits the joint
  • How much experience the applicator has
  • Whether all the old sealant comes out first
  • How long to leave it before use

10 questions to ask before you book

How we quote for window mastic

We don’t publish a price list, because jobs vary so much. What we look at:

  • Any mould that needs treating
  • The amount of work
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business
  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Avoid blasting the frames with a pressure washer
  • Paint up to the joint, not over it
  • Keep drainage slots and sill grooves clear
  • Look round the frames every year or so

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. Resealing closes it.

The process

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a few hours for a few frames, or a day or more for a whole house. Somewhere like Portgordon may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We check each frame and agree which ones need doing.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Finally we tidy up and check each joint.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Let us know about stairs, lifts or work at height
  • Plan for the work area to be out of bounds to pets and children

Leave it or put it right?

Working on frames from a ladder with a sealant gun isn’t easy, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What you get with us

  • Anti-fungal silicone where joints get wet
  • A choice of colours where the product allows
  • Trusted Arbo and Everbuild sealants
  • We agree the colour with you first

Windows and doors in Portgordon

Portgordon is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Around Portgordon, as everywhere, window mastic is only as good as the preparation behind it.

Portgordon is about 2 miles south-west of Buckie, in Moray. We carry out window mastic for householders, landlords and businesses in Portgordon. Across Moray, we cover 58 places, Portgordon among them. Aberdeen is on our list too, about 48 miles from Portgordon.

FAQs for Portgordon

Will you come out to Portgordon?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Does living near the coast affect window mastic in Portgordon?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

How long will my window job take?

The work takes anything from an hour or two to a full day, depending on how many frames there are. Access and the amount of old mastic make the biggest difference.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Can tenants book the work?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Soft or decayed wood in the frame
  • Damp problems in the wall away from the window

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.
