Window mastic for Arradoul homes and businesses

Window mastic in Arradoul, done properly

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through and quietens the whistle on windy days. If the draught is through the window seals instead, we will tell you. We work on uPVC windows, window sills and timber windows & doors, and the jobs we see most are mastic that’s falling out in pieces and cracked or shrunken mastic around the frame.

Mastic can only go onto a dry joint, so outside work in Arradoul depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

What we do, step by step

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take anything from an hour or two to a full day, depending on how many frames there are. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Landlords, agents and businesses in Arradoul

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Arradoul: your questions answered

Does the coastal weather in Arradoul affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.

Is Arradoul in your area for window mastic?

Yes, Arradoul is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Does the work come with a guarantee?

Yes, for 12 months. A yearly look at the joints helps them last.

Can resealing stop a draught around my window?

Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Do you seal inside as well as outside?

Yes. Inside, the joint between frame and plaster is sealed neatly.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

Can you do upstairs windows?

Yes, if safe access is possible. For high or awkward windows, we’ll tell you what access is needed.

What we’re called out for in Arradoul

Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

Look out for any of the following:

  • Untidy mastic left by window fitters
  • Draughts coming in around windows and doors
  • Damp patches on the reveal after heavy rain
  • Cracked sealant at the sill ends

Around Arradoul, as everywhere, window mastic is only as good as the preparation behind it.

Questions to ask before you book

  • What happens if the job turns out different
  • How long to leave it before use
  • What guarantee comes with the work
  • Who does the work, and how experienced they are

How to choose a mastic man

Leave it or put it right?

Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. In an older home around Arradoul, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What window mastic looks like in Arradoul

Arradoul is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Managing a site like Buckie High School? Then the mastic around its windows and doors needs looking after like any other building’s.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Ventilate rooms so frames do not stay wet inside
  • Clear any debris from frame drain holes
  • Keep paint and stain on wooden frames in good order
  • Keep paint off silicone joints

Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak, and if anything looks wrong, just email us at info@mrmastic.co.uk.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.

Different surfaces, different methods

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.

Composite doors

An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. Those corners get the most care.
