How we handle window mastic in Portessie

Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. If you are dealing with cracked internal joints between frame and plaster and draughts coming in around windows and doors, we can put it right.

Outdoor sealant needs a dry surface, so window work around Portessie is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

You get a one-year guarantee, the same in Portessie as everywhere else we work.

Frames and glazing around Portessie

Portessie is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In the older streets around St Peter's Church and Old Burial-Ground, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Schools such as Buckie High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Portessie is about 1 mile north-east of Buckie, in Moray. Homes, rented property, offices and hotels in Portessie is covered for window mastic. The work is guaranteed for a year. We cover 58 towns and villages across Moray, large and small. You can also see our page for Aberdeen, roughly 48 miles from Portessie.

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes anything from an hour or two to a full day, depending on how many frames there are, depending on the amount of work. For a place like Portessie, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Advice

FAQs for Portessie

Does living near the coast affect window mastic in Portessie?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Is Portessie within the area you cover?

Yes. Portessie is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you have sealant for grey or black windows?

Yes, in most cases. Tell us the frame colour when you get in touch and we will use the nearest match.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

What information do you need?

Let us know what needs doing and where, plus photos if you have them. We’ll ask anything else we need to know.

What happens if it’s left?

The work is quick compared with the damage it prevents: it takes most of a day for a typical house, less for a few frames. Leave it until water is coming in and you may need plastering and decorating as well. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

The cost depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

How to look after the new joints

So the new joints stay in good condition:

  • Look round the frames every year or so
  • Paint up to the joint, not over it
  • Keep jet washers away from the mastic
  • Repaint timber before it’s bare

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.

Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What we can’t put right

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Soft or decayed wood in the frame
  • Condensation trapped between the panes
  • Worn gaskets, brush seals or a door that has dropped

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Different surfaces, different methods

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.

Window sills

Stone and concrete sills have their own joints, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.
