How we handle window mastic in Rathven
Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We work on timber windows & doors, patio & French doors and uPVC windows, and the jobs we see most are gaps left after new windows were fitted and draughts coming in around windows and doors.
Mastic can only go onto a dry joint, so outside work in Rathven depends on the weather. Let us know about access to every frame, including any upstairs.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Do not aim a pressure washer at the joints
- Don’t paint over the silicone
- Check the mastic once a year
- Air rooms to keep condensation down around windows
Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.
Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
What happens if it’s left?
Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. In an older home around Rathven, damp from a failed joint can get into timber and plaster.
What you pay reflects the work, not guesswork. That’s why we ask a few questions first and give you a clear price before we start.

How we quote for window mastic
The price is agreed before any work begins. It’s based on:
- The number of rooms or windows
- How easy the joints are to reach
- Mould in or behind the old joints
- The product the joint needs
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
To help us quote quickly, please include:
- Where the property is
- Whether it’s a home or a business
- What the problem is, such as mould, gaps, leaks or cracking
- If someone has resealed it before
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
Window mastic in Rathven: local notes
Rathven is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
If you live in an older home near St Peter's Church and Old Burial-Ground, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For site and facilities teams at buildings such as Buckie High School, its window and door frames need their mastic kept sound, just like a home’s.
Rathven is about 1 mile east of Buckie, in Moray. Across the AB56 area, our applicators can take on window mastic. Across Moray, we cover 58 places, and Rathven is one of them. You can also see our page for Aberdeen, about 47 miles away.

What we can’t put right
To be straight with you, there are a few things sealant won’t fix:
- Damp problems in the wall away from the window
- Misting between the panes of a double-glazed unit (that needs a new unit)
- A frame that has rotted at the joint
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

How the visit works
There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes a morning for a couple of windows and a door for a typical job. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
How to prepare
- Keep pets and children clear of the area while we work
- Tell us about any water getting in
- On commercial sites, let us know about site rules

Rathven questions
Is window mastic in a coastal place like Rathven any different?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.
Will you come out to Rathven?
Yes. Rathven is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you seal over the old sealant?
No, it won’t last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Do you guarantee window mastic?
Yes, for 12 months. A yearly look at the joints helps them last.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status, and we are fully insured.
Do you work for hotels and businesses?
Yes. We can plan bigger jobs in stages to suit the site.
Do you have insurance?
Yes. We’re fully insured.
Do you seal inside as well as outside?
Yes. Draughts often come through the inside gap too, so it can be worth sealing both.
Different surfaces, different methods
Patio & French doors
Heavy door frames can move more than windows. A flexible sealant copes with that, where a rigid one would crack.
Timber windows & doors
Where timber has rotted at the joint, it needs repairing first. We will point out any rot we find, as that is a job for a joiner.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
