Remedial Sealant in Rathven
Failed sealant joints in Rathven need attention? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.
- Wide, uneven beads that look worse than the old ones
- Floor or wall movement joints that have failed
- Kitchen joints letting water behind the worktop
About our remedial sealant in Rathven
Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. If you’re dealing with movement joints that have split or pulled away and caulk or the wrong sealant used in a wet area, we can put it right, on expansion joints, leaking tray & enclosure joints and botched or over-sealed joints alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Why act early in Rathven
DIY removal often leaves scratches and a film of residue, and any film left behind stops new sealant sticking. Careful stripping is where most of our time goes. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.

Aftercare tips
Simple care keeps the joints in good condition. Our advice:
- Never seal over old silicone
- Look for stains below bathrooms now and then
- Never fill a movement joint with mortar or grout
- Get the cause of a repeat leak found before resealing
Do not let anyone seal over it later. New silicone does not bond to old, so the old bead should always come out first.
Signs to act on: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.
Quotes for remedial sealant in Rathven
Some jobs are bigger than they look, and some smaller. The main factors:
- The product the joint needs
- Whether old sealant or filler has to be cut out
- How much there is to do
- How many rooms, windows or areas are involved
The cost depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.
Helping us quote
When you call or email, it’s useful to know:
- If someone has resealed it before
- The type of property
- Where the job is, and your postcode
- The problem you’ve noticed
We do not publish a price list. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

When it isn’t the sealant
We’ll always be straight with you, so here’s what new sealant won’t do:
- A tray or worktop that needs refixing first
- Sealant in an older building that needs testing for asbestos first
- Water damage behind tiles that needs a tiler
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.
Surfaces we seal
- Botched or over-sealed joints
- Leaking tray & enclosure joints
- Shrunken worktop sealant
- Expansion joints
- Mouldy bath & shower sealant
- Failed movement joints
Do you need remedial sealant in Rathven?
Joint depth matters. A bead bonded on three sides, or laid too thick, can’t flex, and tears at the first real movement. Backing sets the depth and stops that.
Any of these means the joints need attention:
- Worktop sealant that has shrunk and split
- Black mould underneath the bead
- Sealant that came away because the surface wasn’t prepared
- Torn expansion joints

What to look for in a quote
- What insurance they hold
- Which colour the sealant will be
- What the cure time is
- What the quote includes, VAT included or not
What we do, step by step
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a typical bath or shower, longer where several layers have been applied. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Old beads and residue are removed down to clean surfaces.
- We treat any mould and dry the joint thoroughly.
- The right product goes in, with backing where the joint moves.
- The joint is tooled and you’re told about anything else we found.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Mention any parking rules near the property
- For business premises, tell us about site rules or sign-in

Advice
Rathven: your questions answered
Is there a guarantee on remedial sealant in Rathven?
All our work, in Rathven and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Do you cover Rathven for remedial sealant?
Yes, Rathven is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.
Do you fix expansion and movement joints?
Yes. We cut out the failed sealant, fit backing and reseal with a flexible product.
Someone sealed over the old bead. Can you fix it?
Yes. Both layers come out; new silicone does not bond to old silicone, which is why over-sealing fails.
Can I add another job to the visit?
Yes. Just list everything you need and we will quote it together.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.
Rathven homes and their sealant
Rathven is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
In the older streets around St Peter's Church and Old Burial-Ground, older homes can move a little, which is hard on rigid grout and tired sealant.

Different surfaces, different methods
Over-sealed & botched joints
Thick, smeared sealant looks messy and hides problems. Taking it back shows what’s underneath, then reseal neatly.
Worktops & kitchens
Kitchen joints hold grease and residue, so we spend extra time cleaning.
