Leaking trays & enclosures

If the tray is cracked, or the leak is from the valve or waste, sealant will not fix it. We’ll tell you what we find.

Over-sealed & botched joints

Every layer has to come out, and silicone residue is cleaned off the tiles too. New sealant needs a fully clean surface.

Remedial sealant in Lossiemouth

Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, without scratching tiles, trays or frames. Only then can new sealant bond. We are often asked to deal with over-sealed joints coming away and movement joints that have split or pulled away, on expansion joints, failed movement joints and mouldy bath & shower sealant.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Big or small, you get the same one-year guarantee in Lossiemouth and across Moray.

How it works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for most joints, depending on how much old sealant has to come out and we leave things clean and tidy. Somewhere like Lossiemouth may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

Advice

Aftercare tips

To keep the joints looking good and working properly:

  • Deal with small splits early
  • Ask why a joint failed before redoing it
  • Report a tray that rocks or a worktop that lifts
  • Don’t add new sealant on top of old

Do not let anyone seal over it later. New silicone doesn’t bond to old, so the old bead should always come out first.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

Questions from Lossiemouth

Is Lossiemouth in your area for remedial sealant?

Yes, Lossiemouth is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Do you take on hotel work around Lossiemouth?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Can you fix a reseal that hasn’t worked?

Yes. We’ll take all the sealant out, look for why it failed and reseal it properly.

Can you reseal a split movement joint?

Yes. The depth is set with backing so the sealant only bonds to the two sides, which lets it stretch.

How long does remedial resealing take?

It takes a few hours for a typical bath or shower, longer where several layers have been applied. We will give you a timescale when we quote.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Are you insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

When something else is needed

In fairness, there are a few things sealant will not fix:

  • A tray or worktop that needs refixing first
  • A cracked shower tray or bath (that needs repair or replacing)
  • A leaking trap, valve or supply pipe

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

Joints and surfaces we work on

  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Expansion joints

Bathrooms and kitchens in Lossiemouth

Lossiemouth is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

In and around Lossiemouth, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint. If you look after a building such as Lossiemouth High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How we quote for remedial sealant

Every job gets its own quote. This is what makes a difference:

  • Mould in or behind the old joints
  • Access and height
  • The number of rooms or windows
  • Which sealant suits the joint

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

Asking for a quote

Before you ask for a quote, have a think about:

  • Where the property is
  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs

Why act early in Lossiemouth

Another bead over the top won’t fix a failed joint. It cannot bond to what’s underneath, so the leak carries on and there’s now more to remove. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
