Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Run the fan after every shower
  • Act on a lifting corner straight away
  • Don’t point over movement joints
  • Do not add new sealant on top of old

Do not let anyone seal over it later. Over-sealing is how many remedial jobs start, so the old bead should always come out first.

Signs to act on: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Any of them means it’s time for remedial work.

How we handle remedial sealant in Covesea

If a joint has been resealed and is leaking again, it’s worth a proper look. It helps to have photos when you drop us a line at info@mrmastic.co.uk, and say how long ago it was last done. We are often asked to deal with dark patches showing through the sealant and thick, messy sealant smeared over tiles, on leaking tray & enclosure joints, shrunken worktop sealant and mouldy bath & shower sealant.

Bathrooms in smaller places like Covesea work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Big or small, it’s backed by our 12-month guarantee.

What the job involves on each surface

Worktops & kitchens

A loose worktop splits its sealant. It needs fixing down first, and we will tell you if we find it.

Over-sealed & botched joints

Every layer has to come out, including the smears and film on surrounding tiles. Only a clean joint will take a new bead.

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

When it isn’t the sealant

In fairness, there are a few things sealant will not fix:

  • A leaking trap, valve or supply pipe
  • Sealant in an older building that needs testing for asbestos first
  • A bath, tray or worktop that moves until it’s properly fixed

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Covesea homes and their sealant

Covesea is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Managing a site like Lossiemouth High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Around Covesea, as everywhere, remedial sealant is only as good as the preparation behind it.

Why deal with it now?

Remedial work takes longer than a straight reseal, but rarely a lot: the work takes a few hours, depending on how many layers have to come out. Compared with chasing the same leak every few months, it’s time well spent. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Covesea questions

Do you take on hotel work around Covesea?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Will you come out to Covesea?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you offer different sealant colours?

We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. We’ll take all the sealant out, look for why it failed and reseal it properly.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

What if the leak isn’t the sealant?

We check for that before we reseal. If we find the leak is elsewhere, we tell you before going further.

Will there be a smell?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

How long before the joint can be used?

It depends on the product and the conditions. We tell you how long to leave it before we go.

The process

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours, depending on how many layers have to come out. Outdoor work around Covesea depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. All the old sealant comes out, including any layers underneath.
  3. We clean the joint, treat any mould and let it dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. We tool the joint and tell you about anything else that needs attention.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Move anything stored near the joints
  • Let us know if you’ve seen damp or leaks
