Remedial sealant in Cummingston, done properly

Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, without scratching tiles, trays or frames. Only then can new sealant bond. We work on botched or over-sealed joints, shrunken worktop sealant and leaking tray & enclosure joints, and common reasons people get in touch are repeat leaks from the same joint and black mould underneath the bead.

For a place like Cummingston, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Big or small, it’s backed by our 12-month guarantee in Cummingston and across Moray.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

How we quote for remedial sealant

For a quick quote, just ask. What matters most is:

  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • Any mould that needs treating
  • The number of rooms or windows

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

Helping us quote

To make quoting easier, please include:

  • Whether it has been sealed before
  • Where the property is
  • What’s wrong with the joints now
  • How we’d reach the joints

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.

Common questions in Cummingston

Can you do remedial sealant in Cummingston?

Yes. We work across all of Scotland, and Cummingston is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Is remedial sealant in Cummingston guaranteed?

All our work, in Cummingston and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. There’s usually a reason: sealant over sealant, movement or another leak, and we deal with the cause first.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

What happens if the problem is the tray or the plumbing?

You’ll hear it from us. If it’s a cracked tray, a failed valve or a leaking waste, resealing won’t fix it, and we will not reseal for the sake of it.

What do you need from me for a quote?

Let us know what needs doing and where, with pictures by email if possible. If we need more, we’ll ask.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Have loose fittings fixed before resealing
  • Act on a lifting corner straight away
  • Look for stains below bathrooms now and then
  • Always have old sealant cut out, not covered

Go easy on the new sealant: a mild cleaner and a soft cloth, with no blades or scourers.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Failed tanking or loose tiles behind the sealant
  • A tray or worktop that needs refixing first
  • Plumbing leaks behind walls or under trays

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Expansion joints

The process

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. Outside jobs in Cummingston need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Tell us about any previous sealing or DIY attempts
  • Clear the area around the work

What remedial sealant looks like in Cummingston

Cummingston is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Whether the job is in Cummingston itself or nearby, the right material for each joint matters as much as a neat finish. In and around Cummingston, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

Why act early in Cummingston

Hidden water does the most damage: soaked floorboards, ceiling stains below and blown plaster. By comparison, sorting the joint is quick. Around Cummingston, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.
