Remedial sealant in Elgin

Remedial sealant in Elgin, done properly

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. If you have beads that never stuck properly and decorators’ caulk around a bath or shower, we can put it right, whatever the surface.

Scottish water is generally soft, so homes in a town like Elgin see less limescale than many parts of England. Mould is a different story: a steamy bathroom still turns sealant and grout black.

There’s a 12-month guarantee on every job, whatever its size.

Why act early in Elgin

Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. By comparison, sorting the joint is quick. In flats with a shared stair in Elgin, a leak from a failed seal can affect the flat below too, and that’s much harder to put right.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.

How the job changes by surface

Movement & expansion joints

Movement joints in floors, walls and façades need a flexible sealant set to the right depth. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed with a low-modulus product.

Leaking trays & enclosures

If the tray is cracked, or the leak is from the valve or waste, sealant won’t fix it. We’ll tell you what we find.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

What we are called out for in Elgin

A lot of failed joints have been sealed over rather than replaced. New silicone cannot stick to the old bead, so the new layer peels, and damp and mould settle between them.

Keep an eye out for these signs:

  • Worktop sealant that has shrunk and split
  • A shower that leaks however often it’s resealed
  • Smears and lumps from a botched reseal
  • Floor or wall movement joints that have failed

Homes close to St Columba's Church of Scotland include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Before booking anyone

  • Whether the sealant suits the joint
  • What the quote includes, VAT included or not
  • Whether all the old sealant comes out first
  • Whether they’re fully insured

Common questions in Elgin

Can you do remedial sealant in Elgin?

Yes, Elgin is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.

I let a flat near Elgin station. Can you help?

Yes. We work for landlords and letting agents as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Can failed expansion joints be resealed?

Yes. If a joint has been filled with mortar or rigid filler, we rake it out where possible, then the joint is sealed properly.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient.

Can old silicone be taken off without scratching the tiles?

Yes. The old bead is cut and lifted with tools that suit the surface, and the residue is cleaned away. We point out any damage that’s already there.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Can you remove sealant that is been put over old sealant?

Yes. Both layers come out; over-sealing fails because silicone won’t bond to silicone.

Bathrooms and kitchens in Elgin

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. Elgin has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For landlords with property near Elgin station, botched sealant from a previous quick fix is easier to strip out between tenants. If you look after a building such as Elgin High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

The process

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours, depending on how many layers have to come out. A visit in Elgin needs three things planned: access, parking and where the work is. Outside work depends on the weather, as sealant needs a dry surface.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

Preparing for the visit

  • Tell us about any water getting in
  • Plan for the work area to be out of bounds to pets and children
  • Mention any tricky access

Advice

When it is not the sealant

We will not take on work that won’t last, so these are the limits:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Tiles that have come away from the wall
  • Older mastics that may need an asbestos check before removal

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
