Hallowood Remedial Sealant
Problem with your failed sealant joints in Hallowood? We remove the old material, prepare the joints and seal them properly.
- Sealant peeling off a dusty or damp surface
- Movement joints that have split or pulled away
- Dark patches showing through the sealant
How we handle remedial sealant in Hallowood
Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint will not last, however tidy it looks. We take it out and use a sealant made for that joint. We work on failed movement joints, mouldy bath & shower sealant and leaking tray & enclosure joints, and the jobs we see most are sealant peeling off a dusty or damp surface and sealant applied over old sealant that has lifted.
Bathrooms in smaller places like Hallowood work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
A 12-month guarantee comes as standard, so you’re covered after we have gone.

Hallowood: your questions answered
Do you cover smaller places like Hallowood?
Yes. Hallowood is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you do remedial sealant in Hallowood?
Yes, Hallowood is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Do you have insurance?
Yes. We are fully insured for every job we do.
Does remedial work come with a guarantee?
Yes. Remedial work carries the same 12-month guarantee as all our work.
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
What if the leak isn’t the sealant?
We’ll tell you. A cracked tray, faulty valve or leaking waste needs a different trade, so we will not pretend it will.
How long does the work take?
A little longer than a standard reseal. Most jobs take a few hours, and we confirm the time with your quote.
Is there any odour?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Sealant in an older building that needs testing for asbestos first
- Failed tanking or loose tiles behind the sealant
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
What remedial sealant looks like in Hallowood
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Schools such as Elgin High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Elgin station, botched sealant from a previous quick fix is easier to strip out between tenants. Homes close to St Andrews-Lhanbryd Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

The process
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, depending on how many layers have to come out. Around Hallowood, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
Before we arrive
- Mention if the joints have been sealed before
- Mention any sign-in or site rules at work premises
- Let us know if you’ve seen damp or leaks

Why deal with it now?
It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Why book with us
- 20+ years of sealant experience
- Homes, businesses and hotels
- White, clear, grey or coloured to suit, where the product allows
- Anti-fungal silicone where joints get wet
Take a look at how sealant jobs are priced or what customers say.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Do not wait for a small gap to become a leak
- Keep the room well ventilated
- Use a soft cloth, not a scourer, on silicone
- Check ceilings under showers for marks
Don’t let anyone seal over it later. New silicone does not bond to old.
Signs to act on: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Any of them means it’s time for remedial work.
What else we do in Hallowood
Different surfaces, different methods
Over-sealed & botched joints
A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. New sealant needs a fully clean surface.
Mouldy bath & shower sealant
Black mould inside the bead will not scrub out. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.
