Glazing silicone in Hallowood, done properly
Glass and frames expand and contract differently, and the silicone between them takes the strain. When it cracks or lets go, water gets in. We cut it out and reseal with a glazing silicone suited to the joint. Common call-outs are for split or lifting silicone on glass and leaks where conservatory glass meets the frame, on rooflights, glass balustrade bases and conservatory frames.
Outdoor sealant needs a dry surface, so window work around Hallowood is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
Each job carries a 12-month guarantee, whatever its size.

Frames and glazing around Hallowood
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
Schools such as Elgin High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Elgin station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows.

Advice
When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Condensation trapped between two panes
- Structural problems with a conservatory roof
- A frame that needs repairing or replacing
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Glass-to-frame joints
- Glass balustrade bases
- Rooflights
- Shower screens
- Glass-to-glass joints
- Conservatory frames
Aftercare tips
Good habits help new joints last longer. A few tips:
- Ventilate the conservatory to cut condensation
- Wipe the screen down after showering
- Check the silicone on glass every year or so
- Keep harsh solvents off the silicone
Avoid scraping near the new silicone when cleaning the glass. A soft cloth or sponge is best.
Damp patches, drips and condensation along a joint are worth checking. The cause may be sealant or another part and we’ll find out which.

Should I try it myself first?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What happens if it’s left?
Dealing with a leaking shower screen early protects the floor and ceiling. A small leak can reach the floor below before you notice. In an older home around Hallowood, damp from a failed joint can get into timber and plaster.
The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first.

Yes. Larger jobs can be planned room by room or area by area to suit the site.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
When is the sealant fully cured?
That depends on the sealant used, so follow the cure time we give you when we finish.

Sunlight breaks sealant down, especially on conservatory roofs. It goes brittle, cracks and stops sticking on the glass.
Look out for any of the following:
- Drips on the inside of a conservatory window
- A quick top-up bead that didn’t last
- Split or lifting silicone on glass
- Rooflight joints letting water in
In the older streets around St Andrews-Lhanbryd Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
