Glazing silicone near Longmorn

Glazing silicone for homes and businesses in Longmorn

Not every silicone suits glass. Our applicators use neutral-cure glazing silicone, which suits glass and most frame materials, and we tool it to a neat, even finish. We work on shower screens, rooflights and glass-to-glass joints, and people most often call us about drips on the inside of a conservatory window and silicone pulling away from the glass.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

Each job carries a 12-month guarantee, whatever its size.

Frames and glazing around Longmorn

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For site and facilities teams at buildings such as Elgin High School, its window and door frames need their mastic kept sound, just like a home’s.

Longmorn questions

Can you do glazing silicone in Longmorn?

Yes, Longmorn is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Do you cover smaller places like Longmorn?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

What do you need from me for a quote?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.

Can landlords and businesses book you?

Yes. Domestic, commercial and hotel work are all part of what we do.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Do you have insurance?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

Can you match the sealant colour?

Most of the time, yes. We’ll explain which colours are available and agree one before we start.

Can you just put new silicone over the old?

Many leaks we see come from exactly that. A proper job means cutting out, cleaning and resealing.

What happens on the day

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most jobs. Somewhere like Longmorn may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

  • Tell us if parking is tricky
  • Move anything stored near the joints
  • Mention any sign-in or site rules at work premises

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Squeegee the shower screen after each use
  • Ventilate the conservatory to cut condensation
  • Clear the conservatory gutters regularly
  • Don’t use a blade near the sealant

Keep conservatory gutters clear so water doesn’t back up against the seals. Blocked gutters can push water where it shouldn’t go.

A small conservatory leak soon spreads. Water runs along frames and down walls, so get it looked at when you first see it.

What we are called out for in Longmorn

Some conservatory leaks aren’t sealant at all: failed roof panels, slipped glazing bars and blocked gutters cause them too. We find the cause before we seal anything.

Signs it’s time to call us include:

  • New silicone smeared over old sealant
  • Silicone pulling away from the glass
  • Water tracking down the inner face of the glass
  • Water escaping where a screen meets the wall

For landlords with property near Elgin station, glazing joints are worth checking at the end of a tenancy, before a small leak grows.

Our hiring checklist

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

What affects the quote in Longmorn

Your quote is based on your job. We look at:

  • Mould in or behind the old joints
  • Whether the work is at height
  • When we can work, for business premises
  • The old material and how stubborn it is

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

When you contact us, it’s useful to know:

  • Any previous sealing or DIY work
  • Photos by email, if that is easy
  • Where the job is, and your postcode
  • The rough size of the job

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

What the job involves on each surface

Shower screens

Frameless screens rely on silicone at the base and wall. We renew it without marking the glass.

Glass-to-glass joints

Glass-to-glass joints depend entirely on the sealant. It must be clean, neat and well bonded.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
