Hallowood questions

Will you come out to Hallowood?

Yes, Hallowood is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Elgin station?

Yes. We work for letting agents and landlords as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Are you insured?

Yes. We are fully insured, and we can confirm the details when we quote.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Should corners be grouted or sealed?

We seal corners with silicone. They move slightly, and grout there cracks.

How long does regrouting take?

A typical job takes anything from a few hours to a full day, depending on the area, including preparation and clearing up. We’ll confirm how long when we quote.

How much does regrouting cost in Hallowood?

Size, access and the old material all affect the cost. Ask us for a quote.

Regrouting in Hallowood, done properly

Across Hallowood, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, finished with new silicone at the edges. Typical jobs include grout stained black or orange that won’t clean and old grout in a dated colour, on bathroom floors, wet rooms and kitchen splashbacks.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

All our work comes with our one-year guarantee, wherever you are in Moray.

Honest limits

New sealant cannot fix everything, and we’ll tell you before we start. Sealant won’t put right:

  • Damaged tiles that need replacing
  • A leaking wet room membrane
  • Leaks from pipes, valves or wastes (a plumber’s job)

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Give the walls a quick rinse after use
  • Use gentle cleaners on grout
  • Clean with a soft brush, not anything metal
  • Keep an eye on the silicone along the edges

We’ll tell you when the area can be used again. Please follow it, and go gently on the grout at first.

Tiles can come away if failed grout is left. Once that happens, regrouting will not fix it so early action pays.

What we do, step by step

We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. The job normally takes anything from a few hours to a full day, depending on the area, and we tell you how long to leave it before we go. Outside jobs in Hallowood need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • For indoor joints, keep the area dry beforehand if you can

Why deal with it now?

Colouring the surface of old grout is a quick cosmetic fix. They don’t fill cracks or stop water, and stains can show through again. A proper regrout puts new grout in the joint. In a place like Hallowood, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Regrouting in Hallowood: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you live in an older home near St Andrews-Lhanbryd Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Elgin station? Then a regrout while the flat is empty is quicker than working around a tenant.

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

Do you need regrouting in Hallowood?

Strong cleaning products and hard scrubbing slowly erode grout. Some bleaches and acid descalers break grout down with repeated use, until the joints are rough and low.

Signs it’s time to call us include:

  • Good tiles let down by tired grout
  • Shower grout that has worn away
  • Grout that is cracking and breaking up
  • Greasy, stained grout behind the hob

If you look after a building such as Elgin High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
