Regrouting in Keith
We take the old grout out to a consistent depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. We work on tiled floors, bathroom floors and bathroom wall tiles, and common reasons people get in touch are grout stained black or orange that won’t clean and cracked grout along the bath or tray.
Bathrooms in smaller places like Keith work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
All of our work is guaranteed for twelve months, in Keith and everywhere else we cover.

Surface by surface
Bathroom wall tiles
Whole bathroom walls can be regrouted in one visit or more, depending on the area. It’s a good time to change the grout colour.
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It does not repair failed tanking underneath.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Keith homes and their sealant
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Letting a property close to Keith station? Then a regrout while the flat is empty is quicker than working around a tenant. Homes close to St Rufus Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Keith Grammar School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Honest limits
We’d rather tell you now than do work that will not last, so these are the limits:
- Movement in a stud wall or floor
- Damaged tiles that need replacing
- Tiles that have come away from the wall

Why act early in Keith
Cleaning products may brighten grout for a time, but mould that has got into grout usually comes back. Replacing the grout and resealing the edges is a lasting fix. Around Keith, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

What else we do in Keith
Keith: your questions answered
Do you cover smaller places like Keith?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
I let a flat near Keith station. Can you help?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Can you change the grout colour?
Yes. Many clients do. A darker grout hides marks better and lighter grout gives a fresher look.
Will you leave a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Will the sealant be renewed as well as the grout?
Yes, in most cases. Fresh grout next to old, mouldy silicone would look odd and could still leak.
Do you have insurance?
Yes. Full insurance covers our work.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Clean with a soft brush, not anything metal
- Keep the fan on after showering
- Use gentle cleaners on grout
- Avoid neat bleach and strong acid descalers on grout
Before we leave, you will know when the shower can be used. Please follow it, and go gently on the grout at first.
Cracked grout doesn’t stay cracked for long. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.
Work for landlords, hotels and businesses
If you manage several properties in or around Keith, jobs at different addresses can go on one quote. Send us the addresses and the work at each.
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
How the visit works
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a shower enclosure, longer for a whole room. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- We vacuum the joints so the new grout bonds.
- We regrout the joints and clean the tile faces.
- Silicone goes into the corners and along the edges.
Before we arrive
- Tell us about any water getting in
- Let us know about parking restrictions
- For indoor joints, keep the area dry beforehand if you can
