When to call us in Ashgrove

Most grout is porous, so water, soap and grime soak into it. Given time, it discolours and begins to break down and showers that get daily use suffer most.

Common reasons people contact us are:

  • Cracked grout along the bath or tray
  • Discoloured grout on otherwise sound tiles
  • Grout stained black or orange that will not clean
  • Cracked or crumbling grout lines

In the older streets around St Columba's Church of Scotland, walls and floors in older homes can move, and sealant and grout show it first.

What your quote should include

  • What preparation is included
  • Whether the sealant suits the joint
  • The length of the guarantee
  • What happens if they find a problem under the old sealant

About our regrouting in Ashgrove

When grout stays dark however much you clean it, the discolouration has generally soaked into the grout. Replacing it is the lasting answer and you can pick a different colour while you are at it. We work on shower walls, bathroom wall tiles and bathroom floors, and common reasons people get in touch are cracked or crumbling grout lines and stained grout that cleaning won’t shift.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

All our work comes with a 12-month guarantee, wherever you are in Moray.

What we cannot put right

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • A structure that flexes behind the tiles
  • Damaged tiles that need replacing
  • Tiles that have come away from the wall

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Joints and surfaces we work on

  • Wet rooms
  • Shower walls
  • Tiled floors
  • Bathroom floors
  • Bathroom wall tiles
  • Kitchen splashbacks

What we do, step by step

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes a few hours for a shower enclosure, longer for a whole room, depending on the size of the job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

Preparing for the visit

  • Tell us about any water getting in
  • Tell us about access, such as stairs, a lift or high-level joints
  • For business premises, tell us about site rules or sign-in

Quotes for regrouting in Ashgrove

The quote reflects the job in front of us. We look at:

  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • The number of rooms or windows
  • Access and height

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • The problem you’ve noticed
  • Where the job is, and your postcode
  • The type of property
  • Roughly how big the job is

We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, send an email to info@mrmastic.co.uk.

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Why deal with it now?

New grout smeared over the old does not bond well. A thin skin on top tends to break off, taking any repair with it. Removing the old grout to an even depth lets the new grout key in properly. In a place like Ashgrove, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Regrouting around Ashgrove

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Ashgrove has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Managing a site like Elgin High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Elgin station, a regrout while the flat is empty is quicker than working around a tenant.

Ashgrove is about 1 mile south-east of Elgin, in Moray. Jobs in Ashgrove get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. FAQs for Ashgrove

Do you work in hotels near Ashgrove?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Do you work for landlords with property near Elgin station?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

How soon can the shower be used after regrouting?

You’ll get a clear time from us before we go. Both the grout and the silicone need time to cure before they get wet.

What if some of my tiles are loose?

If tiles are loose, something behind them has normally failed. Regrouting alone is not the answer, and we’ll tell you before we start.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Looking after it afterwards

So the new joints stay in good condition:

  • Clean with a soft brush, not anything metal
  • Rinse the tiles after showering
  • Keep harsh bleach and acid cleaners off the grout
  • Keep the fan on after showering

If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and lets water in.

Grout that is washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.
