Regrouting for Thomshill homes and businesses

Regrouting for homes and businesses in Thomshill

Before we start, the tiles are checked. If any tiles are loose or sound hollow, we tell you, because regrouting won’t fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. We are often asked to deal with floor grout that won’t come clean and grout that makes sound tiles look old, on tiled floors, kitchen splashbacks and wet rooms.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Signs you need regrouting in Thomshill

Most grout is porous, so water, soap and grime soak into it. Given time, it discolours and begins to break down and showers that get daily use suffer most.

If you can see any of these, it’s time to have the joints looked at:

  • A grout colour that no longer suits the room
  • Greasy, stained grout behind the hob
  • Crumbling grout between the tiles
  • Corners filled with grout instead of silicone

Managing a site like Elgin High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Thomshill homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

If you live in an older home near Birnie Kirk, walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Elgin station? Then stained grout drags a rental down, and regrouting between lets puts that right.

Questions from Thomshill

Is Thomshill in your area for regrouting?

Yes. Our work covers the whole of Scotland, and Thomshill is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Can you help a landlord with a rental near Elgin station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

What goes in the corners, grout or silicone?

Silicone. Grout belongs between the tiles, while corners and edges need a joint that can move.

Could my grout be a different colour after regrouting?

It can. Because the old grout is raked out, the new colour goes all the way into the joint, not just the surface.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

How long does regrouting take?

Typically it takes anything from a few hours to a full day, depending on the area. Bigger jobs take longer, and we will say how long yours will take.

When can I use the shower again?

We’ll tell you on the day. The wait depends on the products and conditions, so follow the time we give you.

Quotes for regrouting in Thomshill

Jobs vary more than people expect. The main factors:

  • The size of the job
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows
  • How easy the joints are to reach

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Helping us quote

When you contact us, it’s useful to know:

  • Access, such as stairs, a lift or height
  • The type of property
  • Any previous sealing or DIY work
  • Where the property is

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

What happens on the day

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a shower enclosure, longer for a whole room, and the area is left clean. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

How to prepare

  • On commercial sites, let us know about site rules

For landlords and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Tiles that have come away from the wall
  • A leaking wet room membrane
  • Leaks from pipes, valves or wastes (a plumber’s job)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Wet rooms
  • Bathroom floors
  • Shower walls
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Tiled floors

What the job involves on each surface

Corners and edges

Corners flex as the building moves, so we seal them rather than grout them.

Kitchen splashbacks

Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
