When it is not the sealant

In fairness, there are a few things sealant won’t fix:

  • Damage behind the tiles that needs a tiler
  • Water coming from the plumbing rather than the joint
  • Movement from a bath with loose feet or no proper support

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

About our bathroom resealing in Thomshill

Across Thomshill, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We’re often asked to deal with gaps where the bath or tray has moved and gaps between the worktop and the wall, on sinks & splashbacks, shower trays & enclosures and basins & vanity units.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

You’re covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

What the job involves on each surface

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.

What happens if it’s left?

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

How the visit works

At the end, we look at the finished work together and explain the cure time. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on how much there is to do. Outside jobs in Thomshill need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children

Thomshill: your questions answered

Is Thomshill in your area for bathroom resealing?

Yes. We work across all of Scotland, and Thomshill is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Is Thomshill within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures.

When can I use the bath or shower again?

Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.

Can you just seal over the old silicone?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Never pick at the silicone with a blade
  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep bottles off the sealant line
  • Dry the bead with a towel now and then

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

Bathrooms and kitchens in Thomshill

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

If you look after a building such as Elgin High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to Birnie Kirk include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Elgin station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
