Bathroom resealing for homes and businesses in Burghead

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Burghead. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. If you have water getting behind the kitchen upstand and failed sealant on the screen profile, we can help.

In and around a place like Burghead, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

What we can’t put right

In fairness, there are a few things sealant won’t fix:

  • A tray or bath that is cracked through
  • Damage behind the tiles that needs a tiler
  • Cracked or missing grout between tiles (that’s regrouting)

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Sinks & splashbacks
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units
  • Wet rooms

What the job involves on each surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

What bathroom resealing looks like in Burghead

Burghead is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Burghead, as everywhere, bathroom resealing is only as good as the preparation behind it. Whether the job is in Burghead itself or nearby, the right material for each joint matters as much as a neat finish.

FAQs for Burghead

Can you do bathroom resealing in Burghead?

Yes. We work across all of Scotland, and Burghead is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

Do you cover smaller places like Burghead?

Yes, Burghead is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

When can I use the bath or shower again?

We give you the cure time before we leave, and it’s normally around 24 hours. Getting it wet too early can spoil the new joint.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area.

What information do you need?

A short description and the location, plus pictures if you have them. If we need more, we’ll ask.

What colours of sealant can you use?

White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.

How we quote for bathroom resealing

There’s no set price list, because no two jobs are the same. What we look at:

  • The number of rooms or windows
  • Mould in or behind the old joints
  • The number and length of the joints
  • Any working-time requirements on site

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • The address or postcode of the job
  • What’s wrong with the joints now
  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear quote before any work starts.

What happens if it’s left?

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. Around Burghead, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.

Why Burghead clients choose us

  • Any old sealant cut out fully, not covered over
  • You choose the colour before work begins
  • Rated 4.9 stars on Google
  • Neat joints and a tidy finish

Take a look at what affects the cost and our reviews.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

How the visit works

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes a morning or an afternoon for most single baths and showers. For a place like Burghead, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Getting ready for the visit

  • Mention any tricky access
  • Let us know about parking restrictions
  • Keep children and pets away from the work area
