Trusted bathroom resealing in Alves

Bathroom resealing in Alves, done properly

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you have leaks into the floor or ceiling below and gaps where the bath or tray has moved, we can help, whatever the surface.

In and around a place like Alves, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

How the visit works

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before work begins. The work normally takes a morning or an afternoon for most single baths and showers. Somewhere like Alves may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

How to prepare

  • Mention any tricky access
  • Keep children and pets away from the work area
  • Move anything stored near the joints

Advice

Signs you need bathroom resealing in Alves

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

The most common problems we see are:

  • Failed sealant on the screen profile
  • Two layers of silicone, both failing
  • Sealant that has split, shrunk or peeled away
  • Shrunken sealant along the back of a worktop

Homes close to Old Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • The length of the guarantee
  • Whether they seal over old material or remove it
  • What product goes in the joint
  • How hidden problems are handled

Choosing a sealant specialist

Honest limits

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Damage behind the tiles that needs a tiler
  • Failed grout lines across the wall
  • Cracks in the tray itself rather than the joint

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Kitchen worktops & upstands
  • Basins & vanity units
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Wet rooms

Questions from Alves

Is there a guarantee on bathroom resealing in Alves?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover smaller places like Alves?

Yes. Alves is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can I choose the colour of the sealant?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

When can I use the bath or shower again?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Where is Mr Mastic based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

Do you work for letting agents?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

How the job changes by surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Dry worktop joints after washing up
  • Give the silicone its full cure time
  • Keep scourers and sharp tools away from the bead

Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just send an email to info@mrmastic.co.uk.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally will not remove it. Replacing the sealant early keeps the job small.

Bathrooms and kitchens in Alves

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
