What happens on the day
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes from a few hours to a few days, depending on the number of gaps and the access, and the area is left clean. Somewhere like Alves may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start with the survey or action list, checking the size and surfaces of every gap.
- Anything that is not fit for the job comes out, and the gap is cleaned.
- Backing or fill is fitted where the product’s tested detail calls for it.
- The sealant goes in to the depth its detail sets, then it’s tooled off.
- We record the locations and products used for your records.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Mention any sign-in or site rules at work premises
- Let us know about stairs, lifts or work at height

Advice
How we handle fire rated sealant in Alves
Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. We work on service penetrations, pipe & cable gaps and door frames, and the jobs we see most are gaps where walls meet ceilings or slabs and old fire sealant that has split or come away.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

Honest limits
We’ll always be straight with you, so here’s what sealant cannot fix:
- Sign-off of the building, which sits with building control or your assessor
- Doors that are not fire doors in the first place
- Openings too large for sealant, which need batts, boards or another system
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.
Surfaces we seal
- Service penetrations
- Pipe & cable gaps
- Door frames
- Linear gaps
- Plasterboard & masonry
- Flats & HMOs
Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Why it’s worth doing now in Alves
Waiting for the next refit can leave a gap open for years. On its own, sealing it now is a small job and needn’t wait for anything else. Around Alves, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Doing several joints on one visit generally makes better use of the time than several visits. We’ll give you a clear price for the lot.
Why Alves customers choose us

Common questions in Alves
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Can you do fire rated sealant in Alves?
Yes. Our work covers the whole of Scotland, and Alves is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Are you fully insured?
Yes. We’re fully insured.
What does intumescent mean?
Intumescent means it swells when heated to help seal the gap. Intumescent sealants are one kind of fire-rated sealant; which product suits depends on the gap, the substrate and the service.
Can you do several jobs on one visit?
Yes. More than one area can be quoted together.
Do you seal gaps around fire door frames?
Yes. Gaps behind architraves are a common job for us. The door and its fittings are a separate job for a door specialist.
Can you give us a record of the work?
Yes. We note each location and the product that went in so it’s there for the next inspection.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Surface by surface
Plasterboard walls
Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard for each gap size.
Masonry and concrete
Core-drilled and broken-out holes in concrete are often irregular. We measure the gap at its widest point against the product’s tested range.
Workplaces and buildings in Alves
In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.
For buildings such as Old Parish Church, service openings in its walls need the right fire-rated sealant, as in any building.

What we are called out for in Alves
Lots of unsealed gaps appear long after the building was completed. New cables, pipes and data runs go through walls and ceilings and the hole round the new service is not always sealed again.
If you can see any of these, it’s time to have the joints looked at:
- Cracked or shrunken fire-rated sealant
- Ordinary sealant used where a fire-rated product was needed
- Open holes round services passing through fire walls
- Linear gaps at the head of walls
Around Alves, as everywhere, fire rated sealant is only as good as the preparation behind it.
What your quote should include
- What guarantee comes with the work
- When the joint can take water or movement
- How hidden problems are handled
- What insurance they hold
