Floor joint sealing near Alves

Alves: your questions answered

Is Alves in your area for floor joint sealing?

Yes. We work across all of Scotland, and Alves is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Is Alves within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Do you guarantee your work?

Yes. There’s a 12-month guarantee on every job, large or small.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

What does floor joint sealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Will I be able to paint over the new joint?

Where the skirting will be painted, we can use a flexible sealant that takes paint. Silicone won’t take paint, so we use it where the joint stays unpainted.

Floor joint sealing in Alves, done properly

Concrete floors in warehouses and units have joints that take heavy wear. Each is resealed with a floor-joint product suited to what runs over it. We work on wet room & bathroom floors, concrete floor joints and skirting boards, and people most often call us about caulk that has cracked where the floor moves and dirt and water collecting in open floor joints.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Each job carries a 12-month guarantee, large or small.

What the job involves on each surface

Commercial floors

Washroom and kitchen floors in commercial buildings need sound edge joints. They’re resealed with a flexible, water-resistant sealant.

Wet room and bathroom floors

In a wet room, the floor-to-wall joint is a key line of defence. It’s resealed with a sanitary silicone and we will say if the problem looks like more than the joint.

How it works

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes a few hours, depending on the length of joint in most cases. Outside jobs in Alves need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. The room is cleared along the joints so we can reach them.
  2. We take out the cracked caulk, grout or old sealant.
  3. We clean and dry the edges of the joint.
  4. A flexible sealant suited to the floor is applied.
  5. Finally, we check the work and talk you through aftercare.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Mention any parking rules near the property
  • Keep children and pets away from the work area

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep dirt out of the joints
  • Look at floor joints each spring
  • Act on grout cracks that run in a straight line
  • Cone off fresh joints until they’re ready

Keep off the joint for the time we give you. Light foot traffic is generally fine sooner than wet cleaning or wheels.

In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.

Why deal with it now?

Putting new grout into a crack that keeps reappearing does not last. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and send you a clear quote before we start.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

New homes and floors in Alves

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Floors around Moray run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

For buildings such as Old Parish Church, floor and skirting joints in halls and kitchens wear like any others.

When to call us in Alves

When a tiled floor has no movement joints, the grout takes the strain. You will see a crack running along the grout, showing where a movement joint was needed.

Any of these means the joints need attention:

  • Open joints around bathroom floor edges
  • Threshold joints that have opened or worn
  • Chipped and open joints in warehouse floors
  • Grout used at the floor edge instead of sealant

In and around Alves, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.
