For landlords and businesses
If you manage several properties in or around Alves, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
How we handle commercial sealant in Alves
Student halls, care homes and supported housing have many similar bathrooms. We agree a programme and work through them in order, fitting around residents and staff. If you have shower leaks reaching the floor below and mouldy bathrooms flagged at a tenancy check, we can put it right, whatever the surface.
In a smaller place like Alves, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.
You get a 12-month guarantee, the same in Alves as everywhere else we work.

Alves questions
Do you cover smaller places like Alves?
Yes. Alves is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you do commercial sealant in Alves?
Yes, Alves is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Do you offer different sealant colours?
Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before work begins.
Do you take out the old sealant first?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Can you work around guests in a hotel?
Yes. Each visit covers an agreed batch of rooms, working around check-out and check-in where possible.
Commercial sealant in Alves: local notes
Private landlords in Scotland must meet the Repairing Standard, so landlords with several properties often need sealant work across them all.
Around Alves, as everywhere, commercial sealant is only as good as the preparation behind it. If you look after a church, hall or community building such as Old Parish Church, any kitchen and washrooms need the same sealant care as any other building.

What we do, step by step
We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a few hours per room, so whole buildings are phased. Around Alves, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- The first visit is a look round the site to agree the scope.
- Working hours are agreed, including early starts or out-of-hours work where it can be arranged.
- Each area is protected and stripped of old sealant.
- Once dry, every joint is resealed and tooled.
- We let your team know the cure time for every area.
Before we arrive
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children
- Let us know about earlier repairs to the joints

Advice
What sealant work can’t fix
New sealant can’t fix everything, and we will tell you before we start. It won’t solve:
- Assessing what fire stopping a building needs
- Tiles coming off the wall
- Damaged sanitaryware that needs replacing
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.
What we seal
- Welfare facilities
- Hotel bathrooms
- Student & care accommodation
- Retail & leisure sites
- Office washrooms & kitchens
- Rental portfolios
What happens if it’s left?
Replacing a whole washroom takes time, money and several trades. When the fittings are sound, renewing the sealant brings it back with far less upheaval. We will tell you if we find anything that needs another trade. In a place like Alves, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
Why us?
- Old sealant always removed completely
- Rated 4.9 stars on Google
- White, clear, grey or coloured to suit, where the product allows
- Anti-fungal sanitary silicone in wet areas

How the job changes by surface
Hotel bathrooms
We work through hotel rooms in agreed batches, so most rooms stay available. Each room is handed back with its cure time for housekeeping.
Rental portfolios
A sound seal protects the property as well as its appearance, especially where you rarely see the bathroom yourself.
Keeping the joints in good condition
After the cure time, these simple habits help:
- Check the joints during routine room inspections
- Pass on the cure time to whoever cleans the rooms
- Use mild cleaners on sealant, not bleach or abrasives
- Check extract fans are actually running
Make it easy for staff to flag a failing joint. A small gap caught quickly is a short fix, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.
It’s easier to plan a programme than to react to failures. Rooms can be scheduled around occupancy and staff, instead of rooms closing without warning.
Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
