What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Cracking across the wall rather than at a joint
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Loose or hollow render, which needs re-rendering

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Surfaces we seal

  • Concrete & block
  • Joints between brick and frames
  • Render & cladding joints
  • Brickwork movement joints
  • Copings & trims
  • Façade panels

External mastic in Alves

A movement joint is a deliberate break that lets a wall expand and contract. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. Common call-outs are for joints where the bead has come unstuck and leaking joints around cladding and façade panels, on copings & trims, render & cladding joints and brickwork movement joints.

Outside joints can only be sealed when they’re dry, so work in Alves depends on the weather. Tell us how to reach each wall, gutter and roofline.

Our work is backed for twelve months.

Common problems we fix in Alves

If plants are growing out of a joint, the sealant has generally failed or was never there. Roots and dirt hold water against the wall and make things worse.

The most common problems we see are:

  • Failed sealant between panels on a façade
  • Movement joints filled with mortar instead of sealant
  • Gaps where render, brick and frames meet
  • Weeds or debris growing in open joints

In the older streets around Old Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

What your quote should include

  • Is VAT in the price?
  • What guarantee comes with the work
  • Which colour the sealant will be
  • What insurance they hold

How to choose a mastic man

Landlords, agents and businesses in Alves

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Outside joints around Alves

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

In and around Alves, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

How it works

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Alves may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in
  • Mention any sign-in or site rules at work premises

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Wash walls gently around the sealant
  • Make sure movement joints are not pointed over
  • Look over the joints every year, ideally after winter
  • Deal with leaking gutters that soak the joints below

Keep pressure washers away from the sealant. High-pressure water can lift the edges over time.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.

Leave it or put it right?

Sealing over the top of old mastic doesn’t hold for long. New sealant doesn’t bond well to old, weathered sealant, so the old joint is cut out fully first. Around Alves, water from a failed joint in an older stone home can soak into timber and plaster.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.

How do I get a quote for external mastic in Alves?

It depends on the job, so we quote each one individually. To get one, email us at info@mrmastic.co.uk with a short description of the job.

What is a movement joint?

A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It’s sealed with a flexible sealant, not mortar.

How do you reach high-level joints?

That depends on the building and the joints. Where joints can be reached safely, we’ll do them. Tell us about the building and we will confirm what access is needed.

Can you seal joints between two different materials?

Yes. Joints between dissimilar materials are a big part of external work. The sealant is chosen to bond to both sides, primed where needed.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
