Floor joint sealing for homes and businesses in Lossiemouth
Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed with a sealant suited to the movement and traffic. We are often asked to deal with perimeter joints in tiled floors filled with grout and caulk that has cracked where the floor moves, on tiled floors, skirting boards and wet room & bathroom floors.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
There’s a 12-month guarantee on every job, whatever its size.

How the visit works
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most rooms, longer for large commercial floors. Somewhere like Lossiemouth may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We clear the edges of the floor so the joints are easy to reach.
- Old material is removed from the joint.
- Edges are cleaned and dried.
- We apply a flexible sealant suited to the floor and smooth it.
- We check the joints and explain the aftercare.
Preparing for the visit
- Mention any parking rules near the property
- Plan for the work area to be out of bounds to pets and children
- Let us know about earlier repairs to the joints

Advice
Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Do not fill floor joints with caulk where they move or get wet
- Check the sealant is paintable before decorating
- Lift furniture rather than dragging it across joints
- Avoid sloshing water against skirting
Silicone sealant is not made to take paint. If you plan to paint, we’ll use a paintable product.
Open skirting gaps let in draughts, dust and sometimes insects. Sealing it early keeps the room cleaner and the edges sound.
Lossiemouth questions
Is Lossiemouth in your area for floor joint sealing?
Yes, Lossiemouth is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Is floor joint sealing in Lossiemouth guaranteed?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
How long does floor joint sealing take?
A typical job takes a few hours for most rooms, longer for large commercial floors. Your quote will say how long we expect yours to take.
Can you match the sealant colour?
Generally, yes. White, clear and grey are common, and other colours are available for many products, and we will agree it with you first.
Can I add another job to the visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Are you fully insured?
Yes, we are fully insured for domestic and commercial work.
Can you use decorators’ caulk instead?
Caulk is fine for dry joints that do not move, but it splits where the joint moves or gets wet. We use a flexible sealant for most skirting and floor joints.
Surface by surface
Wet room and bathroom floors
Wet room floors rely on sound joints at the walls. We reseal it with a flexible silicone suited to wet areas and we will say if the problem looks like more than the joint.
Thresholds
Where a tiled floor meets timber or carpet, the joint takes movement from both sides. We bridge them with a flexible bead.

Honest limits
Before booking, it’s worth knowing the limits:
- Movement too big for a sealant joint
- Tiles that have lifted or broken
- Failed waterproofing under a wet room floor
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

Should I try it myself first?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Leave it or put it right?
Putting new grout into a crack that keeps reappearing doesn’t last. The movement is still there, so the grout fails again. Replacing that line with flexible sealant gives it somewhere to go. In a place like Lossiemouth, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

For landlords and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Floor joint sealing in Lossiemouth: local notes
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Across Moray, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.
If you look after a building such as Lossiemouth High School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. Around Lossiemouth, as everywhere, floor joint sealing is only as good as the preparation behind it.
