Floor joint sealing near Duffus

What floor joint sealing looks like in Duffus

Across Moray, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

If you look after a church, hall or community building such as Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear.

About our floor joint sealing in Duffus

A threshold joint has to cope with feet, movement and sometimes water. We use a flexible product that suits both floors. We’re often asked to deal with grout used at the floor edge instead of sealant and open joints around bathroom floor edges, on wet room & bathroom floors, concrete floor joints and tiled floors.

Work in a place like Duffus is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.

You get a one-year guarantee, the same in Duffus as everywhere else we work.

Different surfaces, different methods

Concrete floor joints

Hard wheels break down the edges of open joints. Sealing them supports the edges and stops debris collecting.

Tiled floors

Large or heated tiled floors need room to move. We replace grout with flexible sealant along the right lines in a matching colour.

Duffus: your questions answered

Is floor joint sealing in Duffus guaranteed?

All our work, in Duffus and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Is Duffus in your area for floor joint sealing?

Yes, Duffus is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Are you insured?

Yes, we’re fully insured for every job we do.

Why has a gap opened under my skirting?

Movement from drying timber and settling floors. Caulk tends to crack; a flexible sealant does not.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Will the old sealant be removed?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Do you use a paintable sealant?

It depends on the sealant, so let us know first. We use a paintable flexible sealant on joints you plan to paint.

Can you use decorators’ caulk instead?

Because caulk cracks where there’s movement or water. Floor edges move through the year, so a flexible sealant suits them better.

What happens if it’s left?

An open concrete floor joint gets wider every time something heavy crosses it. A sealed joint supports the edges. In a place like Duffus, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

How the visit works

A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. Most jobs take a morning or an afternoon for most homes. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

How to prepare

  • Tell us about any water getting in
  • Mention any parking rules near the property
  • For business premises, tell us about site rules or sign-in

Advice

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

How we quote for floor joint sealing

Every job gets its own quote. This is what makes a difference:

  • Access and height
  • Whether old sealant or filler has to be cut out
  • The size of the job
  • The type of sealant required

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

Asking for a quote

When you contact us, these details help:

  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • If someone has resealed it before
  • A few pictures by email, if you can

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before we start.

When it isn’t the sealant

It helps to know what we cannot do too:

  • Water getting under the tiles from elsewhere
  • Large cracks that need a surveyor
  • Bouncy or failing floorboards

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Commercial floors
  • Concrete floor joints
  • Thresholds
  • Wet room & bathroom floors

  • Tiled floors

What we’re called out for in Duffus

Wheels crossing an unfilled concrete joint chip its edges. Hard wheels damage the joint edges.

These are the problems we are asked about most:

  • Dirt and water collecting in open floor joints
  • Grout cracking in a straight line across a floor
  • Grout used at the floor edge instead of sealant
  • Gaps at thresholds between rooms

Around Duffus, as everywhere, floor joint sealing is only as good as the preparation behind it.
