Your questions about external mastic in Duffus
Do you cover Duffus for external mastic?
Yes, Duffus is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Is Duffus within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
When is the sealant fully cured?
Different products cure at different speeds, so follow the cure time we give you when we finish.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Where are you based?
Our base is Crawley. We work across South East England, London and Scotland.
Is it OK to seal over old sealant?
No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
How we handle external mastic in Duffus
Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two where a rigid filler would soon crack. We work on joints between brick and frames, façade panels and render & cladding joints, and people most often call us about water getting into walls through failed joints and joints pointed up with cement by mistake.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

Landlord and commercial work in Duffus
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.
How we quote for external mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Mould in or behind the old joints
- The old material and how stubborn it is
- Whether the work is at height
- Working hours on commercial sites
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
What we need to know
When you contact us, these details help:
- Any previous sealing or DIY work
- What’s wrong with the joints now
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
What the job involves on each surface
Cladding and façade panels
If the façade has a specified sealant, that’s what we use. Send us any details you have about the façade.
Render joints
Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out and helps it last.
Why deal with it now?
A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and doesn’t last. In an older home around Duffus, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
Why book with us

How it works
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on the building. Somewhere like Duffus may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Before we arrive
- Try not to wet indoor joints just before the visit
- Move anything stored near the joints
- Keep pets and children clear of the area while we work
Getting a quote
We quote each job on its own, so start by telling us what you need. Just send an email to info@mrmastic.co.uk with the details, and pictures are welcome.
Advice
Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Walls and rooflines in Duffus
Duffus is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
If you live in an older home near Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep. In and around Duffus, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Act on the first splits you see
- Keep soil, plants and ivy away from the joints
- Never let anyone fill a movement joint with mortar
- Point out the joints to other trades
Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.
A joint that has stopped moving pushes the movement elsewhere, generally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.
