Bathroom resealing in Duffus, done properly

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Typical jobs include new sealant laid over old sealant that is now lifting and cracked, shrunken or lifting silicone, across wet rooms, kitchen worktops & upstands and baths.

Bathrooms in smaller places like Duffus work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Whatever the size of the job, it’s backed by our 12-month guarantee.

How the job changes by surface

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.

The process

All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. It normally takes around two hours for one bath or shower, longer for a whole bathroom. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises

Common questions in Duffus

Is Duffus within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you do bathroom resealing in Duffus?

Yes. We work across all of Scotland, and Duffus is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Can you do several jobs on one visit?

Of course. Doing several areas at once is normally more efficient.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Can you get rid of the black mould in my sealant?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Do you have insurance?

Yes. Full insurance covers our work.

When to call us in Duffus

Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

The problems people normally mention when they call include:

  • Sealant that has split, shrunk or peeled away
  • Splits where the tray meets the wall
  • Leaking joints on a shower screen
  • Leaks into the floor or ceiling below

Around Duffus, as everywhere, bathroom resealing is only as good as the preparation behind it.

What to look for in a quote

  • What the cure time is
  • Whether the sealant suits the joint
  • What the quote includes, VAT included or not
  • How the surfaces are prepared before sealing

Landlords, agents and businesses in Duffus

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Letting agents and landlords in Duffus can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep an eye on the corners, where splits start
  • Dry the bead with a towel now and then
  • Never pick at the silicone with a blade

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Bathroom resealing in Duffus: local notes

Duffus is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you live in an older home near Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
