Duffus Window Mastic
Window mastic across Duffus and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- Gaps where the sill meets the wall
- Damp patches on the reveal after heavy rain
- Mastic that has split away from the wall
When it isn’t the sealant
Sealant is not the answer to every problem, and we will tell you before work begins. Sealant will not put right:
- Rotten timber, which needs a joiner first
- A door that needs adjusting, rehanging or new seals
- Misting between the panes of a double-glazed unit (that needs a new unit)
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.
What we seal

How we handle window mastic in Duffus
From a single sill to a whole house of windows, the work is priced before anything is done. Just drop us a line at info@mrmastic.co.uk and tell us how many frames there are and how they’re reached. We’re often asked to deal with water coming in at the bottom corners of a door and whistling draughts around closed windows, across window sills, aluminium frames and patio & French doors.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Our work is backed for twelve months, in Duffus and everywhere else we cover.

What happens if it’s left?
Failed mastic is not a reason to replace sound windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. Problems with the glass or gaskets are for a window company, and we will say so. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Keep paint and stain on wooden frames in good order
- Paint up to the joint, not over it
- Keep solvents and bleach off the sealant
- Keep drainage slots and sill grooves clear
Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
Signs you need window mastic in Duffus
Sun, frost and rain wear sealant out. Sunlight dries the surface out, until it loses its stretch and starts to crack.
These are the problems we are asked about most:
- Damp patches on the reveal after heavy rain
- Leaking joints at the ends of sills
- A bead that doesn’t match the frame
- Rushed sealant from a window installation
Around Duffus, as everywhere, window mastic is only as good as the preparation behind it.

How it works
There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a morning for a couple of windows and a door, including the tidy-up. Outside jobs in Duffus need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- For business premises, tell us about site rules or sign-in
- Mention any tricky access

Duffus questions
Do you cover Duffus for window mastic?
Yes, Duffus is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Does living near the coast affect window mastic in Duffus?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
Do you work on first-floor windows?
Generally, yes. Access is planned before we start, so mention the height and anything in the way.
Will it make a mess?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. We cover Duffus and the rest of Moray.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
Can resealing stop a draught around my window?
If the draught is coming in around the frame, yes. If it’s coming through the window seals, we’ll tell you.
How the job changes by surface
uPVC windows
We clean the frame edge carefully so the plastic is not marked, then the new bead is laid against the frame and the wall.
Aluminium frames
Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.
Window mastic in Duffus: local notes
Duffus is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
If you live in an older home near Parish Church, the joint between an old wall and a newer frame is usually the first place rain gets in.
