Common questions in Backlands
What guarantee comes with bathroom resealing in Backlands?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Is Backlands within the area you cover?
Yes, Backlands is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
How long does the new silicone need before I use the shower?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
Do you do commercial work?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
Where do you work from?
We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint.
Do you do kitchens as well as bathrooms?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
Bathroom resealing in Backlands
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include two layers of silicone, both failing and lumpy, uneven sealant from a DIY attempt, on sinks & splashbacks, shower trays & enclosures and baths.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Landlords, agents and businesses in Backlands
Letting agents often deal with us directly. Tell us the address, the job and how access works.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Clean with a mild bathroom cleaner and a soft cloth
- Run the extractor fan during and after every shower
- Never pick at the silicone with a blade
- Wipe up water along the back of the worktop
Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
What affects the quote in Backlands
Your quote is based on your job. We take into account:
- How easy the joints are to reach
- The size of the job
- Mould in or behind the old joints
- When we can work, for business premises
Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
What we need to know
What to tell us when you ask for a quote:
- Any access issues, like height or stairs
- What the problem is, such as mould, gaps, leaks or cracking
- If it’s domestic, commercial or a hotel
- Whether it has been sealed before
Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
What we’re called out for in Backlands
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.
These are the problems we’re asked about most:
- A reseal done over the top of the old bead
- Failed sealant on the screen profile
- Water getting behind the kitchen upstand
- Splits where the tray meets the wall
In and around Backlands, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Bathroom resealing around Backlands
Backlands is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
For jobs in and around Backlands, choosing the right material for each joint is as important as a tidy finish.

What happens if it’s left?
Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is normally all it takes, as long as the fittings themselves are sound. If we find a deeper problem, you will hear it from us. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

How the visit works
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes half a day or less for one room, longer when the kitchen is included. For a place like Backlands, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, usually around 24 hours.
Before we arrive
- Tell us about any water getting in
- Let us know about stairs, lifts or work at height
- Clear items away from the joints we’re working on
