How we handle bathroom resealing in Fochabers

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on shower trays & enclosures, kitchen worktops & upstands and basins & vanity units, and people most often call us about leaking joints on a shower screen and mouldy sealant that has gone black.

For a place like Fochabers, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

How we quote for bathroom resealing

There’s no set price list, because jobs vary so much. What we look at:

  • How many areas need sealing
  • The number and length of the joints
  • Which sealant suits the joint
  • When we can work, for business premises

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What we need to know

When you contact us, these details help:

  • Whether it’s a home or a business
  • Any previous sealing or DIY work
  • The address or postcode of the job
  • Roughly how big the job is

There’s no standard price list. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

What sealant work cannot fix

Before booking, it’s worth knowing the limits too:

  • A leaking waste, trap or valve
  • Cracks in the tray itself rather than the joint
  • Damage behind the tiles that needs a tiler

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Kitchen worktops & upstands
  • Wet rooms
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Basins & vanity units

What we do, step by step

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the amount of work. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

How to prepare

  • Mention if the joints have been sealed before
  • Tell us if parking is tricky
  • Let us know if you’ve seen damp or leaks

Aftercare tips

A little care helps the new joints last. Our advice:

  • Keep the fan on for a while after bathing
  • Give the silicone its full cure time
  • Keep scourers and sharp tools away from the bead
  • Clean with a mild bathroom cleaner and a soft cloth

Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.

Common problems we fix in Fochabers

No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

People normally contact us when they notice one of these:

  • Gaps where the bath or tray has moved
  • Water getting behind the kitchen upstand
  • Mouldy sealant that has gone black
  • Water escaping at the shower enclosure

For site and facilities teams at buildings such as Milne's High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Bathrooms and kitchens in Fochabers

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For an older house near a landmark such as St. Mary's Fochabers, older homes can move a little, which is hard on rigid grout and tired sealant.

Fochabers questions

Do you cover Fochabers for bathroom resealing?

Yes, Fochabers is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

What guarantee comes with bathroom resealing in Fochabers?

All our work, in Fochabers and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Can landlords and businesses book you?

Yes, regularly. Several properties can be quoted together.

Can tenants book the work?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

Do you do kitchens as well as bathrooms?

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.

Can new silicone go straight over the old?

No, never. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.

Leave it or put it right?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Doing several joints on one visit usually makes better use of the time than several visits. We will give you a clear price for the lot.
