How bathroom resealing works in IV31

Sealant that’s mouldy, cracked or peeling shouldn’t be left until there’s a leak. A photo of the joints helps when you drop us a line at info@mrmastic.co.uk, and we’ll give you a clear price before any work starts. Typical jobs include water escaping at the shower enclosure and new sealant laid over old sealant that is now lifting, across shower trays & enclosures, wet rooms and basins & vanity units.

All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. It normally takes a morning or an afternoon for most single baths and showers.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

How we quote

Where we work in IV31

In IV31, bathroom resealing takes in flats, houses, rentals and businesses, in Lossiemouth, Muirton and Covesea and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in IV31 are chosen with that in mind. Along the coast in IV31, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. The right product and careful preparation help it last.

Lossiemouth: Around Lossiemouth, as everywhere, bathroom resealing is only as good as the preparation behind it. Schools such as Lossiemouth High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Looking after it afterwards

Aftercare is simple:

  • Give the silicone its full cure time
  • Dry the bead with a towel now and then
  • Check the joints every few months for splits or lifting
  • Clean with a mild bathroom cleaner and a soft cloth

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Landlord and commercial work in IV31

We work for landlords and agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

What happens if it’s left?

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early.

What your quote should include

  • Whether they’re fully insured
  • Which colour the sealant will be
  • How long to leave it before use
  • Who does the work, and how experienced they are

What sealant work cannot fix

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Loose or hollow tiles, or failed tanking behind them
  • Water getting in through the grout rather than the sealant

Signs you need bathroom resealing

Silicone does not last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.

Most people get in touch after spotting one of these:

  • Gaps where the bath or tray has moved
  • Failed sealant on the screen profile
  • New sealant laid over old sealant that is now lifting
  • Water getting behind the kitchen upstand

IV31: your questions answered

Can I choose the colour of the sealant?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

What do you need from me for a quote?

Let us know what needs doing and where, plus photos if you have them. If we need more, we will ask.

Where do you work from?

Our base is Crawley. We work across South East England, London and Scotland.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Are you insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

How long does the new silicone need before I use the shower?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
