Work for landlords, hotels and businesses

We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Bathroom resealing in Muirton, done properly

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Common call-outs are for water escaping at the shower enclosure and splits where the tray meets the wall, across wet rooms, sinks & splashbacks and basins & vanity units.

In and around a place like Muirton, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Whatever the size of the job, you get the same one-year guarantee.

Why it’s worth doing now in Muirton

A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

How the job changes by surface

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.

Bathroom resealing in Muirton: local notes

Muirton is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For site and facilities teams at buildings such as Lossiemouth High School, we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Elgin station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How the visit works

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take around two hours for one bath or shower, longer for a whole bathroom. For a place like Muirton, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Keep pets and children clear of the area while we work
  • Let us know about earlier repairs to the joints

Advice

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Let new sealant cure fully before it gets wet
  • Keep the fan on for a while after bathing
  • Clean with a mild bathroom cleaner and a soft cloth
  • Move toiletries away from the joint

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

What affects the quote in Muirton

Call for a quick quote. The main things that affect it are:

  • The old material and how stubborn it is
  • Whether there’s mould to deal with
  • The type of sealant required
  • How many areas need sealing

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • A few photos by email, if you can
  • Access, such as stairs, a lift or height
  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking

Want a quote for bathroom resealing? Please send an email to info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
