Regrouting for Cairnie homes and businesses

Regrouting in Cairnie, done properly

Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. If you have grout that’s cracking and breaking up and old grout in a dated colour, we can put it right, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Regrouting in Cairnie: local notes

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

For an older house near a landmark such as Cairnie Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Huntly station, stained grout drags a rental down, and regrouting between lets puts that right.

Cairnie is about 13 miles south of Buckie, in Aberdeenshire. There’s also a page for Aberdeen, about 36 miles away.

When something else is needed

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Water coming from plumbing rather than grout
  • Tiles that are loose or hollow behind
  • Movement in a stud wall or floor

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Shower walls
  • Bathroom wall tiles
  • Kitchen splashbacks
  • Tiled floors
  • Wet rooms
  • Bathroom floors

Different surfaces, different methods

Kitchen splashbacks

A splashback can be regrouted without touching the worktop. The joint along the worktop is resealed with silicone.

Wet rooms

Regrouting a wet room helps keep water on the surface of the tiles. It does not repair failed tanking underneath.

Why deal with it now?

Grout pens and paint-on colourants only cover the surface. They will not fill gaps or keep water out, and stains can show through again. A proper regrout puts new grout in the joint. Around Cairnie, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Aftercare tips

So the new joints stay in good condition:

  • Open a window or run the fan to clear steam
  • Skip wire brushes and scourers
  • Wipe water off the walls when you’re done
  • Give the walls a quick rinse after use

Have any tile that moves checked right away. A loose tile cracks the grout around it and lets water in.

Leaving failed grout can mean tiles come loose. By then, new grout alone is not enough so early action pays.

How we quote for regrouting

Your quote is based on your job. We take into account:

  • Working hours on commercial sites
  • The number of rooms or windows
  • The size of the job
  • Whether old sealant or filler has to be cut out

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

What we need to know

Before you ask for a quote, have a think about:

  • Any access issues, like height or stairs
  • The rough size of the job
  • A few photos by email, if you can
  • The type of property

There’s no standard price list. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.

The process

You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the job takes a few hours for a shower enclosure, longer for a whole room in most cases. Somewhere like Cairnie may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. Dust and debris are vacuumed out of every joint.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. The corners and edges get new silicone, because grout there would crack.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky

Advice

Common questions in Cairnie

Is Cairnie within the area you cover?

Yes. Cairnie is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Huntly station. Can you help?

Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Is regrouting a chance to pick a new grout colour?

Yes, plenty of people choose to. Darker grout can hide marks, while lighter grout brightens a room.

How long should I wait before showering?

We will tell you on the day. The wait depends on the products and conditions, so follow the time we give you.

Can I add another job to the visit?

Yes. Just list everything you need and you will get one quote.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

Is resealing included with regrouting?

Yes, in most cases. Fresh grout next to old, mouldy silicone would look odd and could still leak.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
