Our bathroom resealing service in AB54

Across AB54, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. Common call-outs are for smears of silicone across the tiles and water getting behind the kitchen upstand, on shower trays & enclosures, kitchen worktops & upstands and basins & vanity units.

There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including AB54.

Huntly: Schools such as The Gordon Schools are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Huntly station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What we are called out for in AB54

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

Keep an eye out for these signs:

  • Black spots spreading through the bead
  • Water getting behind the bath panel
  • Two layers of silicone, both failing
  • Shrunken sealant along the back of a worktop

Looking after it afterwards

So the new joints stay in good condition:

  • Let new sealant cure fully before it gets wet
  • Don’t let bottles sit on the bead
  • Keep the fan on for a while after bathing
  • Keep an eye on the corners, where splits start

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Why deal with it now?

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early.

Do you guarantee your resealing?

Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.

Do you come to AB54?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, AB54 included.

Are you fully insured?

Yes. We’re fully insured.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Can tenants book the work?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
